You build the checklist no one asked for, and then everyone uses it. Clients remember your name because you made a stressful process feel easy. McFerrin Real Estate is a boutique luxury team in Boise with more than $400 million sold and a spot in the top 1% of the Intermountain MLS. We're hiring a Listing Manager to own every listing from signed agreement to closing and to be Katie McFerrin's right hand on the listing side of the business. This is not an assistant seat. You'll own the process, the timeline, and the client experience, and you'll have real authority to make them better. What's In It for You Competitive pay: $55,000-$75,000 base. Based on experience and performance.

A growth path:
e.g., Manager, Listing Management, Listing Management Director. A schedule you can plan your life around: Monday-Friday, with clearly defined after-hours coverage (details below). What You'll OwnListing Launch & Project Management Build and run a project plan for every listing, from first walk-through to closing: timelines, vendors, deadlines, and owners. Prepare listing appointment packages, including CMA drafts for Katie's review, and have new-client packets ready before every walk-through. Coordinate stagers, photographers, contractors, and repair vendors (with client approval) so homes hit the market ready and on schedule. Enter and maintain listings in IMLS, Follow Up Boss, and our other platforms. Accurate, current, and on time. Client Experience Be the client's go-to person, sending updates by phone, text, and email before they have to ask. Schedule showings, open houses, and tours, and get showing feedback back to sellers within 4 hours. Own the finishing touches that make our clients feel like VIPs, from welcome packets to closing gifts. Contracts & Compliance Track every contingency and deadline from acceptance to close, including RE-10 Inspection Contingency Notices. Keep every file complete, organized, and compliant for broker review. Systems & Operations Improve our listing workflow, templates, and checklists, and use AI and automation to cut out busywork. Manage listing inventory (signage, print materials, supplies) so nothing runs out and every sign stays market-ready. What Success Looks Like First 30 days: Learn our systems, shadow active listings, and take over the listing calendar. First 90 days: Run every active listing end-to-end with zero missed deadlines, and send every client proactive updates. First 6 months: Build a documented listing playbook, and improve at least one core process that saves the team real time. You're a Great Fit If You Have 2+ years as a Listing Manager, Transaction Coordinator, or in real estate operations. Experience on a luxury or high-volume team is a big plus. Working knowledge of the Idaho transaction: IMLS, Idaho
REALTORS
® forms, and contingency timelines. Experience managing [8-15+] active files at once without anything slipping. Polished, error-free writing. Your emails make clients feel taken care of. Calm under pressure. You fix the problem, then build the system so it doesn't happen again. Comfort with Follow Up Boss, Google Workspace, and learning new tools, including AI.
Idaho real estate license:
preferred / we'll sponsor the right candidate.
Bonus points:
experience in luxury hospitality, event planning, or executive support; Canva; Docusign; [transaction management platform, e.g., Dotloop or SkySlope].

Monday-Friday, 8:00-4:30, in office.
