We are aggressively expanding through strategic acquisitions and ground-up developments, creating an exciting opportunity for someone who wants to play a meaningful role in building a premier regional brand. As a Real Estate Acquisitions Associate , you'll work directly with leadership to identify, evaluate, negotiate, and help execute new acquisition and development opportunities. This position combines real estate, finance, market analysis, and relationship building, making it an ideal opportunity for someone who wants broad exposure to commercial real estate and mergers & acquisitions. What You'll Do Identify high-potential markets for future Southern Shine locations Research demographics, traffic counts, competition, and trade areas Source acquisition opportunities through brokers, developers, property owners, and industry relationships Build and maintain relationships with commercial real estate brokers and developers Analyze acquisition opportunities using financial models and ROI analysis Assist in preparing Letters of Intent (LOIs), purchase agreements, and deal summaries Coordinate due diligence with legal, engineering, environmental, survey, and title professionals Support zoning, permitting, entitlement, and municipal approval processes Assist with negotiations alongside executive leadership Track acquisition pipeline activity and maintain project reporting Travel periodically throughout Kentucky and surrounding states to evaluate opportunities What We're Looking For Bachelor's degree in Real Estate, Finance, Business, Economics, or related field preferred 2+ years of experience in commercial real estate, acquisitions, finance, development, brokerage, or related field Strong financial and analytical skills Advanced Excel proficiency; financial modeling experience preferred Excellent communication and relationship-building skills Highly organized with strong project management abilities Self-starter capable of managing multiple projects simultaneously Willingness to travel as needed GIS, CoStar, ESRI, Placer.ai, or mapping software experience is a plus Experience in commercial real estate acquisitions or site selection is a plus Preferred Skills Financial modeling Commercial real estate underwriting Market and demographic analysis Negotiation support Due diligence coordination Project management Presentation development CRM or pipeline management Microsoft Office Suite Power BI (preferred but not required) Why Join Southern Shine?
