$81,000 to $170,000 annually About Maryland Mold and Waterproofing Maryland Mold and Waterproofing (MMW) is a residential specialty contractor in Odenton, Maryland, serving homeowners in the Baltimore and Washington, DC corridor. Services include basement waterproofing, foundation and structural repair, crawlspace encapsulation, and mold remediation. The company is owner-operated. Most work comes from referrals by home inspectors, real estate agents, and past customers. MMW is expanding its sales team, and this is the first senior position on it. Position Overview The Senior System Design Specialist runs company-scheduled in-home appointments, identifies the cause of water intrusion, structural movement, or mold, designs the repair, and presents the proposal. The position reports to the Owner and the Director of Operations. As the team grows, this person helps train new specialists and is the first candidate for Sales Director, with a review scheduled for July 2027. Responsibilities Inspect basements, crawlspaces, and foundations and determine the cause of the condition Explain findings to the homeowner and recommend the appropriate repair Design the scope, create a site diagram, price it from the company rate book, present the proposal at the appointment, and procure financing options Deliver an accurate scope of work to production and remain the customer's contact through installation Follow up on open proposals in the CRM Build referral relationships with home inspectors, real estate agents, and property managers Once ramped, train new specialists on ride-along appointments Qualifications Three or more years of in-home sales in basement waterproofing, foundation repair, crawlspace encapsulation, or a closely related residential trade. Documented sales of $1,000,000 or more in at least one year. Production is verified during hiring. Working knowledge of residential moisture, drainage, and structural conditions Record of closing consultative sales in the home and following up to resolution Valid driver's license and a driving record acceptable to the company and its insurer Maryland MHIC salesperson registration, or eligibility for it (MMW pays the fee) Physical Requirements and Working Conditions Most appointments include inspection of unfinished basements and crawlspaces, including confined and damp areas. Kneeling, crawling, and carrying inspection equipment are routine. Daily travel within the service territory in a company vehicle Extended hours, including some Saturdays, in spring and late summer

Compensation and Benefits Commission:

10% of collected revenue on residential projects, 12% on self-generated business, 6% on change orders. Paid on a fixed schedule once the project is installed and collected.

Training pay:

$1,750 per week for the first eight weeks, guaranteed and not recovered from commissions Quarterly accelerator: 11% on collected revenue above $325,000 in a quarter Quarterly quality bonus: $1,500, based on close rate, cancellation rate, and scope accuracy Retention bonus: $5,000 each February for specialists at or above 90% of plan Company-scheduled appointments, with a target of seven or more run appointments per week once ramped Take-home company vehicle, phone, tablet, and inspection equipment 401(k) with company match MHIC salesperson registration and IICRC coursework paid by
