We're looking for a driven, personable Commission-Based Leasing Agent - Section 8 Housing to manage the leasing process from initial inquiry through completed move-in for both Housing Choice Voucher (Section 8) and market-rate residents across our Detroit portfolio. This is a commission-based role with performance bonuses designed for someone who enjoys sales, values flexibility, and is comfortable taking ownership of their results. You'll receive a steady flow of pre-screened leads and scheduled tours from our leasing assistant, while also having the opportunity to generate and convert your own leads through our listing platforms and marketing channels. You'll have significant autonomy over your schedule and workflow. Office space is available for administrative work, but you're not required to work from the office. Typical earnings are approximately $800-$1,000 in commission and bonuses per completed move-in, depending on the property and applicable bonus structure. Our portfolio currently supports approximately 15-20 move-ins per month across the leasing team, creating significant earning potential for high-performing agents. An agent who personally closes 10 of those in a month can expect to earn $8,000-$10,000. This role can be full-time or part-time depending on your goals.

Lead Management & Sales Respond promptly and consistently to leads provided by our leasing assistant. Follow up with prospects throughout the leasing process and maintain an active sales pipeline. Generate and convert additional leads through listing platforms, marketing channels, referrals, and other sources. Build rapport with prospective residents and understand their housing needs. Move prospects efficiently from initial inquiry to showing, application, approval, and move-in. Property Showings Conduct professional property showings throughout Detroit. Clearly communicate each property's features, condition, location, and rental terms. Follow up after showings to answer questions and move qualified prospects toward application. Application & Leasing Process Pre-screen prospective applicants according to company guidelines. Serve as the primary point of contact throughout the application and leasing process. Help applicants understand required documentation and next steps. Communicate with applicants, the leasing assistant, and property management team to keep applications moving efficiently. Compliance with all applicable Fair Housing Laws. Help coordinate successful move-ins and provide a positive resident experience. Teamwork & Operations Stay current on available and upcoming properties. Maintain accurate lead, showing, and applicant information in our CRM and other systems. Communicate effectively with the leasing and property management teams. Follow company policies and applicable fair housing and leasing requirements. Assist with other leasing or property management responsibilities as needed. What We're Looking For Prior experience in leasing, real estate, sales, hospitality, customer service, or a similar field is preferred but not required. Familiarity with the Housing Choice Voucher (Section 8) program is a strong plus. Highly self-motivated and comfortable working in a performance-based environment. Strong sales instincts and a demonstrated ability to follow up and close opportunities. Excellent verbal and written communication skills. Organized and able to manage multiple prospects, showings, and applications simultaneously. Comfortable working independently without close day-to-day supervision. Comfortable using a smartphone, email, CRM, and basic software tools. Reliable transportation and a valid driver's license, with the ability to travel between properties throughout Detroit. Willingness to work some evenings and weekends when needed for showings and open houses. Familiarity with Detroit neighborhoods is a plus. Who Will Succeed in This Role?
