JOB SUMMARY
Plans and manages real estate activities focused on protecting company property rights, administering licenses and compatible-use requests, evaluating third-party use of company property and rights-of-way, and supporting the integrity of real property records. Utilizes GIS, legal descriptions, surveys, easement documents, and property records to analyze land rights, identify encroachments or unauthorized uses, and support operational, maintenance, and compliance needs. Provides limited acquisition-related support as needed for capital or operational projects.
ESSENTIAL DUTIES & RESPONSIBILITIES
Property and Right of Way Research, analyzes, and responds to requests involving use of company property, easements, transmission corridors, access rights, and rights-of-way. Reviews proposed for third-party uses for compatibility with company property rights, safety requirements, operational needs, maintenance access, and applicable restrictions. Evaluates property protection issues, including encroachments, unauthorized uses, access conflicts, property damage, landowner concerns, and other right-of-way impacts. Communicates property rights, land-use restrictions, and compatible-use determinations to internal stakeholders, landowners, developers, municipalities, utilities, and other external parties. Supports resolution of right-of-way conflicts by reviewing records, coordinating with internal subject matter experts, and recommending appropriate corrective actions. Maintains and interprets property records, easements, licenses, permits, surveys, drawings, and other land-right documents to support property protection and operational decision-making. Land use Investigates and supports resolution of property and right-of-way complaints, encroachments, unauthorized uses, and incompatible land-use activities. Reviews requests to use, access, cross, occupy, develop, lease, license, or otherwise impact company property or rights-of-way. Conducts field reviews, patrols, or site visits to verify land-use conditions, property damage, encroachments, access issues, or potential conflicts with transmission facilities. Supports enforcement of company property rights and approved land-use conditions through research, documentation, communication, and coordination with internal stakeholders. Supports analysis of requests to purchase, sell, lease, license, or permit real property, with acquisition and disposition support performed as needed. Technology Utilizes GIS to analyze property rights and support company capital projects. Assembles real property records to secure complete, accurate documentation; Ensures records are recorded, maintained and organized within the database system.
REQUIREMENTS
Related Education Requirement Bachelor’s or Associates degree preferred, or relevant, equivalent experience and/or education.
Related Experience Requirements Associate Level :
Some real estate experience or utility experience preferred.
Intermediate Level :
Minimum of two (2) years of experience in utility real estate, property management, right-of-way, property protection, licensing, compatible-use review, land records, or equivalent; utility experience preferred.
Senior Level:
Minimum of five (5) years of experience in Real Estate/Property Management, or equivalent; Other Requirements Working knowledge of ESRI Arc GIS software and digital mapping tools. Understanding of database and geo-database programs. Strong interest in new technologies and applications to enhance work efficiency and productivity. Possess sound analytical, problem-solving and documentation skills. Ability to communicate effectively both verbally and in writing with superiors and individuals inside and outside the company with a high degree of professionalism and knowledge. Must have strong collaboration and conflict management skills. Ability to manage multiple tasks and changing priorities in an efficient and well-ordered manner, focusing on results and meeting deadlines, in a high-volume environment. Ability to perform all duties with great degrees of accuracy, timeliness, organization and effectiveness with minimal levels of supervision Ability to use sound business judgment to formulate conclusions and articulate recommendations in a way that is meaningful and valuable. Working knowledge of Microsoft Office (Word, Excel, Outlook, PowerPoint and Teams). Applicants must be authorized to work in the United States for any employer.
