Job Description
Leasing Specialist Position Summary The Leasing Specialist is responsible for driving leasing activity and supporting the successful lease-up of new LUXOR Lifestyle Apartment communities. This position is highly sales-focused and requires an individual who is proactive, organized, comfortable working in a fast-paced environment, and motivated by achieving occupancy goals. The Leasing Specialist will work closely with Property Management and Marketing to generate traffic, convert leads, conduct tours, secure applications, and move prospects through the leasing process from initial inquiry through move-in. This position may support multiple communities based on portfolio needs and lease-up schedules. Key Responsibilities
- Manage the full leasing process from initial inquiry through application, approval, lease execution, and move-in.
- Respond quickly and consistently to all new leads via phone, email, text, and other communication channels.
- Conduct engaging property tours that highlight the community, apartment homes, amenities, neighborhood, and LUXOR lifestyle.
- Maintain consistent follow-up with prospects and actively work the lead pipeline to convert prospects into tours and leases.
- Meet or exceed established weekly and monthly goals for calls, appointments, tours, applications, leases, and move-ins.
- Maintain accurate and detailed prospect activity within the property management/CRM system.
- Identify opportunities within the existing lead database and proactively re-engage prospects.
- Assist with pre-leasing efforts prior to community opening, including outreach, prospect nurturing, appointment scheduling, and hard-hat or preview tours as appropriate.
- Develop local outreach opportunities with employers, businesses, relocation contacts, Realtors, and other potential referral sources.
- Participate in resident and prospect events, open houses, outreach initiatives, and other lease-up activities.
- Maintain a strong understanding of current pricing, availability, concessions, competitors, and overall market conditions.
- Communicate prospect feedback, objections, pricing concerns, and leasing trends to management.
- Assist with move-in coordination to ensure a positive experience for new residents.
- Support other LUXOR communities when additional leasing assistance is needed.
- Maintain Fair Housing compliance and follow all company leasing policies and procedures. Performance Expectations Success in this position will be measured heavily on results, including:
- Lead response time and follow-up consistency
- Lead-to-tour conversion
- Tour-to-application and tour-to-lease conversion
- Weekly and monthly lease production
- Move-in and occupancy goals
- CRM accuracy and lead management
- Outreach activity and referral generation
- Overall contribution to achieving the community's lease-up schedule Qualifications
- Prior leasing, sales, hospitality, or customer-facing experience preferred.
- Multifamily lease-up experience strongly preferred.
- Strong sales and closing skills with the ability to confidently ask for the lease.
- Highly motivated and comfortable working toward measurable performance goals.
- Strong communication and interpersonal skills.
- Ability to independently manage a large volume of leads and follow-up activity.
- Organized, responsive, and detail-oriented.
- Comfortable working in an environment where priorities may shift based on leasing performance and portfolio needs.
- Ability to work weekends and adjust schedule based on community traffic and lease-up needs.
- Ability to travel between LUXOR communities as required.
