Position Overview The Leasing Consultant (1099 Role) will be responsible for leasing activities at May Square, a 44 unit new construction (Build for Rent), luxury townhome community in Cincinnati, OH. This role will serve as the primary on-site point of contact for prospects, manage lead follow-up through the company CRM, conduct tours, and support lease-up efforts during the initial launch phase of the community. It does necessitate some on-site requirements - additional information below. A designated on-site model unit will be provided and staged with office supplies and marketing materials. Construction in the community is nearing completion and with over 30 units still available for lease, this is an excellent opportunity for considerable compensation for a driven individual that is able to achieve results. Key Responsibilities Leasing & Prospect Management Serve as the primary point of contact for all leasing inquiries until application submission Conduct in-person tours, scheduled appointments, walk-ins, and support prospects completing self-guided tours Provide on-site assistance to prospects as needed throughout the leasing process CRM & Follow-Up Utilize IHM's CRM system to manage assigned leads and document all outreach efforts Complete timely follow-up on all prospect inquiries Complete and track follow-up tasks automatically generated within the CRM Marketing & Outreach Support lease-up efforts by helping drive prospect interest to the community Establish a local presence to maximize visibility of the community and implement strategies to drive prospect interest to the community outside of the standard lead funnels Post available units on the MLS as needed Serve as the primary point of contact for cooperating brokers Contract Terms Initial contract will continue until 10 units are leased or 3 months from the contract start date, whichever occurs first Contract extension to be evaluated by Imagine Homes at that time Imagine Homes reserves the right to terminate the agreement with 30 days' notice at any point Compensation Commission equal to 50% of the signed lease rent amount per unit Commission payable upon successful resident move-in Requirements Active real estate license in the State of Ohio (required) Leasing or residential real estate experience, preferably with new construction or lease-up communities Strong communication, organization, and follow-up skills Comfortable working independently on-site Proficient with CRM systems or willing to learn quickly On-Site Requirements While this is a hybrid role that allows you to generally set your own hours/schedule, there is anticipated to be a minimum of 3 days per week on-site, 4-6 hours per day Must include at least one weekend day Specific office hours to be determined and may vary seasonally based on sunset timing
