About Hannon Group Hannon Group is a family-owned property management company managing residential rental properties throughout Horry County. We are looking for a dependable, organized, and motivated Leasing Agent who communicates well, takes ownership of their responsibilities, and follows tasks through to completion. This is a hands-on leasing position that combines office-based responsibilities with regular travel to our rental communities for showings, property visits, inspections, and other leasing-related tasks. Job Summary The Leasing Agent is responsible for helping keep our available properties leased by managing prospective tenant leads from initial inquiry through application, lease execution, and move-in. A major focus of this position is lead management and follow-up . The Leasing Agent is expected to respond promptly to new inquiries, consistently follow up with prospective tenants, schedule and conduct showings, track the status of their leads, and actively work to convert qualified prospects into completed leases. This position also requires regular visits to assigned properties to conduct showings, check vacant units, complete inspections, maintain leasing signage, and assist with marketing available units. Regular morning office attendance is required, with showings and other property-related responsibilities generally scheduled around office responsibilities. Key ResponsibilitiesLead Management & Follow-Up Respond promptly and professionally to rental inquiries received by phone, email, website, social media, and other lead sources. Personally manage assigned leads from initial inquiry through final outcome. Make outbound calls and consistently follow up with prospective tenants. Follow up with prospects after showings and with interested prospects who have not yet submitted an application. Schedule appointments and property showings based on prospect needs and availability. Maintain accurate records of calls, emails, follow-ups, appointments, showings, applications, and lead outcomes. Actively work to convert qualified prospects into applications and completed leases. Keep management informed of lead activity, prospect feedback, and recurring reasons prospects may not be moving forward. Property Showings & Leasing Schedule and conduct professional property showings for prospective tenants. Become familiar with assigned communities, available units, rental rates, promotions, amenities, and leasing requirements. Provide prospective tenants with clear and accurate information regarding available properties and the application process. Review rental applications and supporting documentation according to company screening criteria. Assist with preparing and coordinating lease documents for approved applicants. Follow the leasing process through lease execution and move-in. Ensure required leasing documents and records are completed and properly maintained. Vacancy Marketing Actively assist with marketing vacant units to generate leads and reduce vacancy. Create and maintain online rental listings on approved rental websites, social media platforms, and other company-approved channels as needed. Ensure advertised rental rates, promotions, photos, property information, and availability are accurate and current. Post and maintain "For Rent" signs, flags, and other on-site leasing materials at assigned properties. Identify vacant units receiving limited interest and communicate prospect feedback or additional marketing opportunities to management. Coordinate with management regarding current pricing, promotions, availability, and advertising priorities. Promptly follow up with inquiries generated through online listings and other marketing efforts. Property Visits & Inspections Regularly visit assigned properties to ensure they are presentable and ready for prospective tenants. Inspect vacant units for showing and move-in readiness. Promptly report cleaning, maintenance, landscaping, signage, or other property concerns to the appropriate team member. Complete required move-in and move-out inspections, photographs, and documentation in a timely manner. Ensure required property and unit photographs are properly documented and submitted according to company procedures. Follow up on assigned property-related tasks to confirm they have been completed. Communication & Record Keeping Maintain professional and timely communication with prospective and current tenants. Document required leasing and tenant communications in the company's property-management system. Maintain accurate records of lead activity, applications, leases, inspections, notices, photographs, and other required documentation. Communicate questions or situations requiring management approval to the appropriate manager. Work cooperatively with management, administrative staff, maintenance personnel, vendors, and other leasing staff. Complete assigned responsibilities accurately and within required timeframes. We are looking for someone who understands that successful leasing requires more than responding to an initial inquiry. The right person will consistently follow up, know the status of their leads and vacancies, stay organized, communicate when something needs attention, and work actively to move qualified prospects through the leasing process. This position is a good fit for someone who enjoys working with people, is comfortable with sales and follow-up, can manage multiple priorities, and takes pride in completing responsibilities without needing repeated reminders. Qualifications Previous experience in leasing, property management, sales, or customer service is preferred. Strong verbal and written communication skills. Strong organizational and time-management skills. Comfortable making outbound calls and following up consistently with prospective tenants. Ability to manage multiple leads, appointments, properties, and deadlines at the same time. Dependable and punctual with consistent attendance. Detail-oriented with strong follow-through. Comfortable using email, Google Workspace, Microsoft Office, and property-management software. Ability to learn new software and company procedures. Ability to work independently while following established policies and procedures. Professional and customer-focused demeanor. Valid driver's license and reliable transportation required. Ability to travel to rental properties throughout Horry County as needed.
