Pay is dependent upon experience. Part Time Position. Weekends are a must.

POSITION SUMMARY

Lease apartment at assigned property according to procedures, assist the Property Manager, and help maintain good resident relations. General Areas of Responsibility 1) Maintain a professional image and attitude in keeping with company objectives and the tenant's welfare. 2) Adhere to all company personnel directives as outlined in the Employee Handbook. 3) Follow and promote safety procedures as directed in the Employee Handbook and maintain OSHA records as required. 4) Adhere to all company accounting, reporting, and leasing procedures. 5) Respond to and report accidents or emergency situations to the Property Manager immediately.

SPECIFIC DUTIES

Leasing and Leasing Procedures 1) Handle leasing functions, including showing units, prequalifying applicants, processing, and approving applications according to company policy. 2) Check the condition of models or "show apartments" daily. 3) Handle details of move-in and move-out. 4) Orient new residents to their apartment and provide them with all necessary information regarding the community. 5) Negotiate lease renewals in a timely fashion. 6) Prepare and present lease agreements and addendums. 7) Understand surrounding market and stay on top of ever-changing trends. Rent Collection 1) Collect rents, write receipts, and assist with daily deposit preparation. 2) Assist management in contacting residents regarding collection of late rent. Resident Service 1) Receive and process service requests from residents. 2) Assist in preparation of newsletters. 3) Assist residents with packages delivered. 4) Assist with resident functions. 5) Respond to resident questions, concerns, and requests in a timely manner, and taking appropriate action to resolve and address issues. Clerical 1) Assist the Property Manager with computer files, filing and maintenance of property records. 2) Assist the Property Manager with special tasks as requested periodically.

QUALIFICATIONS 1

) High School or

G.E.D. 2

) Valid Driver's License. 3) Computer skills, including use of Word and Excel. 4) Ability to read and comprehend all lease documentation. 5) Ability to work flexible hours and days. 6) Agree to criminal records check and voluntary drug testing if requested. 7) Must have a current driver's license.

PHYSICAL REQUIREMENTS

Stand and walk or sit alternatively depending on specific needs of the day. Estimate 70% of time is spent on feet and 30% sitting at desk. Constant need (66% to 100% of time) to perform the following physical activities: Writing/Typing Corporate, resident communications Grasping/Turning Telephone, doorknob use Finger Dexterity Operation of office equipment Lifting/Carrying (paperwork, deliveries, files, miscellaneous): Over 25 lbs. Rare need (less than 1% of the time) 20 lbs.

VISION REQUIREMENTS

Frequent need (33% to 66% of the time) to see things clearly beyond arm's reach (inspecting property, neighborhood surveys).

HEARING REQUIREMENTS

•Constant need (66% to 100% of the time) to communicate over telephone and in person with property owners, corporate and resident management, vendors, residents.

SPEAKING REQUIREMENTS

•Constant need (66% to 100% of the time) to communicate over telephone and in person.

DRIVING REQUIREMENTS

•Frequent need (20% to 25% of the time) to utilize personal transportation to inspect apartment property and surrounding neighborhood and run various property errands.
