Full time About Team Car Care Team Car Care is one of the nation's largest operators of Jiffy Lube service centers, serving customers across hundreds of locations with fast, reliable vehicle maintenance. Our marketing team drives awareness, traffic, and loyalty for our network of service centers through a mix of digital, local, and lifecycle marketing programs. We're looking for a Marketing Data Analyst to help us understand what's working, sharpen our targeting, and turn campaign data into decisions that drive business growth. About the Role The Real Estate Manager owns the full lifecycle of Team Car Care's real estate portfolio — from lease administration and renewals through network development and facilities oversight — while serving as the primary point of contact between senior leadership, the real estate and finance teams, and key external partners (including JLI, CBRE/Mohr Partners, and CoStar). What You'll Do Senior Leadership & Cross-Functional Communication Communicate regularly with the executive team and operations leaders to align real estate goals, strategies, tactics, and resource needs Deliver recurring real estate and facilities updates to executive leadership, including bi-weekly Real Estate Committee (REC) calls and monthly executive updates Manage relationships and communication with key external partners, including JLI, CBRE/Mohr Partners, and CoStar Lease Administration & Renewals Prepare leases and amendments, or review landlord-drafted versions, escalating complex or non-standard terms to the legal department as needed Provide insurance certificates, estoppels, and SNDAs using legal-approved templates Send deal summaries to the CSO prior to obtaining company signature on leases or amendments Maintain all real estate documentation and serve as the subject matter expert on CoStar Support the lease renewal negotiation process in partnership with Mohr Partners from early-stage market and options analysis, through proposal evaluation and value-capture negotiation, to final execution and document handoff for abstraction and recordkeeping Third-Party Real Estate Management Oversight (~20% of Role) Serve as the primary point of contact for the company's third-party real estate management partner, directing and reviewing their day-to-day transactional work Oversee preparation of SNDAs and estoppel certificates, using legal-approved templates Oversee processing of lease renewals, including tracking status, resolving open items, and ensuring timely completion Review and quality-check third-party deliverables, escalating discrepancies or non-standard terms internally or to legal as needed Network Development Source store conversion and acquisition targets. Evaluate potential expansion opportunities using standardized site-selection metrics, including financial diligence, in partnership with executive and operations teams Partner with executive leadership and operations to set company-level and regional capital expenditure budgets Gather field intelligence from operations teams to inform lease renewal strategy Build-to-Suit Development & Relocations (~25% of Role) Partner with a third-party real estate group to identify and source sites for build-to-suit development and store relocation. Lead site selection and evaluation, including diligence on financial projections and alignment with company site criteria Manage build-to-suit and relocation projects from site identification through completion, including coordination with franchisor and developer partners Lead transaction negotiations for build-to-suit and relocation deals, including terms, timing, and documentation Jiffy Lube Corporate Coordination (~10% of Role) Coordinate with the Jiffy Lube corporate real estate group on land acquisition and site opportunities Support franchisee takeover transactions from a real estate perspective, including lease and site review Partner on new build and new concept development opportunities, aligning site strategy with brand standards Facilities Oversight Ensure store teams and contractors have a high-functioning system to initiate and complete facility work Manage intake of facility work requests from landlords, property managers, and municipalities, and route them to the Facilities team Oversee large-scale facilities projects, including floor replacements and reimage initiatives Provide data to support rent, CAM, and facilities budget forecasting Mergers & Acquisitions Support (~25% of Role) Support M&A activities through financial and market analysis, diligence research, and critical thinking to inform deal evaluation Partner with the executive/corporate development team on real estate diligence for acquisition targets Assess acquired real estate portfolios for lease terms, condition, and strategic fit Property Tax Coordination (~5% of Role) Coordinate with third-party property tax consultant Ryan, LLC on property tax assessments, appeals, and related matters affecting store locations What You'll Need Bachelor's degree in Real Estate, Business, Finance, or a related field (or equivalent experience) 5+ years of experience in commercial real estate, lease administration, or site development, ideally within a multi-unit retail or service-based business Strong negotiation, analytical, and financial modeling skills, with the ability to evaluate lease and expansion economics Experience with CoStar or comparable real estate management/data platforms preferred Comfort operating in a fast-paced environment with competing priorities across a large store portfolio Excellent written and verbal communication skills, with experience presenting to senior leadership Ability to travel periodically to store locations and partner meetings Team Car Care is an equal opportunity employer.
