Retail Leasing & Brokerage Richardson, Texas | Full-Time | In-Office The Opportunity Victory Real Estate Group is seeking an experienced retail leasing professional to lead leasing efforts across our portfolio of retail properties and development projects. Founded in 2008 by Tony Ramji, Victory Real Estate Group is a vertically integrated, full-service commercial real estate development and investment firm specializing in retail, office, medical, and mixed-use projects. This allows our leasing team to participate in every stage of a project—from acquisition and site planning through construction, lease execution, property operations, and long-term ownership. For the right candidate, this is an opportunity to do more than lease space. You will gain hands-on exposure to the complete real estate lifecycle while working directly with ownership and senior leadership in an entrepreneurial environment with consistent deal flow. This position is designed for a producer who creates opportunities, develops relationships, understands deal economics, and takes ownership of transactions from initial prospecting through lease execution. Key Responsibilities Lead leasing efforts for assigned retail properties and development projects. Develop and execute property-specific leasing and merchandising strategies. Identify and pursue national, regional, and local retailers, restaurants, franchisees, and operators. Maintain consistent outbound prospecting through direct outreach, cold calling, networking, and market research. Build and leverage relationships with tenants, brokers, franchisees, operators, and tenant representatives. Independently source leasing opportunities while managing inbound activity. Draft, negotiate, and manage Letters of Intent from initial proposal through execution. Negotiate rent, escalations, tenant-improvement allowances, free rent, delivery conditions, commencement dates, options, exclusives, guarantees, signage, and other material business terms. Work directly with ownership and in-house legal counsel throughout lease negotiations. Manage transactions from initial contact through LOI, lease execution, and tenant handoff. Conduct property tours and clearly communicate each property's value, positioning, and trade-area advantages. Monitor market rents, competing developments, tenant movement, new concepts, expansions, and closures. Identify opportunities to improve occupancy, tenant mix, rental revenue, and overall asset value. Maintain an organized leasing pipeline, prospect database, deal tracker, and activity reports. Collaborate with development, acquisitions, construction management, property management, asset management, legal, accounting, and ownership. Qualifications Bachelor's degree required. At least four years of relevant commercial real estate experience, preferably with substantial retail leasing experience. Demonstrated ability to source, negotiate, and execute retail lease transactions. Existing relationships within the retail real estate industry strongly preferred. Experience working with national, regional, and local tenants strongly preferred. Strong understanding of LOIs, retail leases, lease structures, and transaction economics. Working knowledge of retail development, site plans, tenant requirements, and delivery conditions. Understanding of market rents, demographics, traffic counts, trade areas, co-tenancy provisions, and site-selection considerations. Strong communication, business-development, and negotiation skills. Ability to effectively represent ownership during negotiations. Highly organized, entrepreneurial, self-motivated, and capable of managing multiple active transactions simultaneously. Comfortable working directly with attorneys, reviewing lease comments, participating in legal calls, resolving business issues, and proactively moving transactions toward execution. Willing and able to work regularly from our Richardson, Texas office. Willing to travel throughout the Dallas-Fort Worth area for property tours, tenant meetings, broker meetings, and market research. The Ideal Candidate The ideal candidate approaches leasing as business development—not order taking. This person can walk a property, evaluate its trade area and existing tenant mix, identify what is missing, determine which tenants should be targeted, and immediately begin pursuing those opportunities. They are equally comfortable cultivating national tenant relationships, making cold calls, conducting property tours, drafting LOIs, negotiating deal economics, reviewing lease comments, and moving transactions across the finish line.
