Position Summary Join our team and help lead the successful lease-up of a new Low-Income Housing Tax Credit (LIHTC) community. We are seeking an energetic , organized, and customer-focused Leasing Agent who can deliver exceptional applicant experience while maintaining accurate, complaint-leasing records. The ideal candidate combines strong sales and communication skills with careful attention to LIHTC eligibility and documentation requirements. The Leasing Consultant will receive general supervision and direction from the Community Manager. The Leasing Consultant will comply with established policies and procedures and will not act contrary to such guidelines without the Community Manager's approval. Schedule, Compensation & Benefits This is a full-time, non-exempt position with a pay depending on relevant experience, qualifications, and business needs. This role requires availability during community operating hours, including weekends as needed. Qualifications:
Key Responsibilities Support lease-up goals by responding promptly to inquiries, scheduling appointments, conducting tours, and following up with prospective residents. Explain the application, screening, income-restriction, and leasing processes clearly and professionally. Assist applicants with completing rental applications and required LIHTC eligibility forms. Collect, organize, and review income, asset, student-status, and household documentation for completeness before compliance review. Maintain accurate waitlist, traffic, application, and leasing records in accordance with company procedures and fair housing requirements. Coordinate with compliance and property management staff to resolve missing information and move qualified applicants through the approval process. Prepare lease files, notices, move-in documents, and other correspondence accurately and on schedule. Conduct market outreach, resident referral activities, community events, and other marketing efforts that support lease-up objectives. Maintain show units, tour routes, and the leasing office in professional condition. Protect applicant and resident confidentiality and follow all applicable Fair Housing, Section 42 LIHTC, and company requirements. Qualifications High school diploma or equivalent required; additional education or industry training is a plus. At least one year of experience in leasing, property management, affordable housing, sales, hospitality, or customer service preferred. LIHTC lease-up, affordable housing, or income-certification experience strongly preferred. Working knowledge of Fair Housing requirements; LIHTC training or certification is a plus. Strong customer service, sales, follow-up, organization, and written communication skills. Ability to manage a high volume of applicants, meet deadlines, and maintain accurate files. Proficiency with Microsoft Outlook, Word, and Excel; experience with Yardi or comparable property management software is preferred. Ability to work independently and collaboratively in a fast-paced lease-up environment.
