Job Description

Position Summary The Leasing Consultant is responsible for delivering an exceptional leasing and resident experience while supporting occupancy, revenue, and operational goals across multiple KOZ residential communities. This is a floating/multi-site position that primarily will be based at two lease-up properties, Koz on Wetmore (Everett) and Koz Uptown (Seattle). This role requires flexibility to work at different properties based on business needs, staffing coverage, leasing activity, and special projects. The ideal candidate is sales-oriented, organized, customer-focused, and comfortable adapting quickly to different communities and teams. Key Responsibilities Serve as a floating Leasing Consultant across multiple multifamily residential communities and provide coverage where operational or leasing support is needed. Respond promptly and professionally to telephone, email, internet, and walk-in leasing inquiries. Conduct property and apartment tours, identify prospect needs, present available homes and community features, and professionally guide prospects through the leasing process. Maintain consistent prospect follow-up and support community leasing, occupancy, traffic-to-tour, application, and move-in goals. Accurately explain rental rates, deposits, fees, lease terms, qualification standards, availability, specials, and community policies. Process rental applications, collect required documentation, coordinate screening, and communicate application status in accordance with company policy and applicable laws. Prepare lease documents, addenda, move-in paperwork, and other required leasing documentation accurately and on time. Coordinate move-ins, including apartment readiness verification, keys, required payments, utility requirements, and resident orientation. Assist with renewal outreach, resident retention efforts, notices, and other resident communications as assigned. Maintain accurate guest cards, prospect notes, leasing activity, availability, and resident information in the property management system. Support marketing and outreach initiatives, including online listings, social media content, local outreach, signage, property presentation, and lead-generation activities. Maintain strong knowledge of each assigned property's floor plans, pricing, amenities, availability, neighborhood, competitive market, and current leasing strategy. Complete market surveys and competitive property research when requested. Assist Community Managers and Regional leadership with administrative tasks, resident service, inspections, property walks, file organization, and special projects. Provide professional resident service and assist with questions, service requests, package procedures, community policies, and general concerns; escalate issues when appropriate. Help maintain clean, organized, welcoming leasing offices, model units, tour paths, common areas, and property presentation standards. Work collaboratively with maintenance teams to communicate apartment readiness, move-in priorities, resident needs, and leasing-related service concerns. Follow Fair Housing requirements, company policies, confidentiality standards, lease procedures, and all applicable federal, state, and local housing laws. Maintain reliable attendance and the flexibility to travel between assigned communities during the workweek. Qualifications Prior multifamily leasing, property management, hospitality, retail sales, customer service, or related experience preferred. Strong sales, customer service, communication, follow-up, and relationship-building skills. Ability to work independently while supporting multiple property teams and changing priorities. Strong organization, attention to detail, and ability to manage multiple prospects, applications, deadlines, and resident requests. Comfort using property management software, CRM/leasing platforms, email, Microsoft Office, and other business technology. Professional appearance, judgment, and communication skills. Valid driver's license, reliable transportation, and ability to travel between assigned properties as required. Ability to work a full-time schedule that may include weekends or adjusted schedules based on property needs. Performance Expectations Consistent and timely prospect follow-up. Professional collaboration with onsite and regional teams. Flexibility and dependable support across multiple KOZ communities.
Physical / Work
Requirements This position regularly works in an office and residential property environment and may require walking properties, climbing stairs, touring apartment homes, standing for extended periods, and occasionally lifting or carrying routine office or leasing materials. Pay:
$45,000.00 - $55,000.00 per year
