Position Summary The Escrow Closer is responsible for managing residential and commercial escrow transactions from receipt of contract through successful closing and disbursement. This role serves as the primary point of contact for buyers, sellers, agents, lenders, and other parties involved in the transaction, ensuring a smooth, compliant, and exceptional closing experience. The ideal candidate has strong escrow closing experience, exceptional customer service skills, excellent attention to detail, and the ability to manage multiple transactions simultaneously. An LPO license is not required; however, candidates must understand Washington escrow procedures and work effectively with licensed LPOs when required. Essential Duties and ResponsibilitiesTransaction Management Manage escrow files from opening through closing. Review contracts, amendments, instructions, and lender requirements. Coordinate with title, lenders, agents, buyers, sellers, attorneys, and vendors. Monitor transaction milestones and ensure deadlines are met. Maintain accurate and complete electronic transaction files. Closing Coordination Prepare settlement statements and closing disclosures as applicable. Schedule signings with clients, agents, and notaries. Review closing packages for completeness and accuracy. Coordinate with lenders regarding funding conditions and loan proceeds. Balance files prior to closing and disbursement. Customer Service Serve as the primary point of contact for all transaction participants. Provide regular status updates throughout the transaction. Respond promptly to client, lender, and agent inquiries. Resolve issues that may delay or jeopardize closing. Compliance & Risk Management Ensure compliance with Washington State escrow regulations and company policies. Verify all required documents, signatures, and approvals are received. Assist with anti-fraud procedures and wire verification protocols. Maintain confidentiality of client and transaction information. Escalate legal, title, or compliance concerns to management as necessary. Post-Closing Responsibilities Verify funding and disbursement accuracy. Ensure documents are delivered for recording as required. Complete file audits and post-closing quality control procedures. Maintain compliance with retention and record-keeping requirements. Required Qualifications Minimum 3 years of escrow closing experience. Strong understanding of real estate sales and refinance transactions. Knowledge of escrow procedures, title commitments, lender instructions, and closing requirements. Experience managing multiple transactions simultaneously. Proficiency in escrow software and Microsoft Office Suite. Excellent verbal and written communication skills. Strong organizational and problem-solving abilities. Ability to work independently and as part of a team. Preferred Qualifications 5+ years of escrow closing experience. Experience with Qualia, SoftPro, ResWare, or similar escrow platforms.
