JOB DESCRIPTIONWe own a group of apartment properties in Jacksonville, Arkansas that are being renovated and brought back into good condition. We are hiring one full-time person, based on site, to be our eyes and ears on the ground. This is an ownership-side job. You would be the person who actually knows what is happening at these buildings

• what got fixed, what didn't, what the contractors really did, and what the residents are dealing with.

You would report to our asset management team and have a real say in how the work gets done.

WHAT YOU WOULD DO

Walk the properties every week and know their condition first-hand Take in resident maintenance requests and drive them to actual completion Find, price and schedule local trades

• plumbing, electrical, HVAC, turns, grounds
• and build a reliable vendor bench Inspect finished work and confirm that what was billed matches what was built Coordinate with our renovation contractors on access, scheduling and site readiness Work side by side with our third-party property management company
• they run leasing and rent collection from off site, you are the person on the ground Work with City of Jacksonville code enforcement and the building department, and track open items to closure Keep an accurate unit-by-unit record and photo log File one written report every week

WHAT THIS JOB IS NOT

You would not be leasing apartments, screening applicants, or collecting rent. A third-party property management company handles all of that, and they will remain in place

• you would work with them closely and speak with them most days.

They cover leasing and accounting from off site; you cover everything physical and everything local. If you are looking to run your own book of leases and renewals, this is not that job.

You would not be swinging a hammer either. This is a job for someone who knows how to get work done through other people and document it properly.

Pay:

From $60,000.00 per year
