As a Property Manager specializing in single-family housing, you will be responsible for overseeing the day-to-day operations and ensuring the overall success of our residential portfolio. This role requires a deep understanding of property management, strong interpersonal skills, and the ability to effectively manage relationships with property owners, tenants, and service providers. Please note that some travel between communities is required for this role. As a result, the ideal candidate will reside in either Williamson or Maury County.
Supervisory Responsibilities:
Recruits, interviews, hires, and trains new staff. Oversee the daily workflow of the department. Provides constructive and timely performance evaluations. Handles discipline and termination of employees in accordance with company policy.
Responsibilities:
Tenant Relations:
Act as the decision maker for tenants, addressing inquiries, concerns, and requests promptly and professionally. Conduct tenant screenings, lease signings, and move-in/move-out inspections.
Property Maintenance:
Conduct regular property inspections to identify maintenance needs and ensure the properties are well-maintained.
Lease Administration:
Manage lease agreements, ensuring compliance with local regulations and company policies. Enforce lease terms, including rent collection, late fees, and lease renewals.
Financial Management:
Develop and manage property budgets, ensuring financial goals are met. Provide regular financial reports to property owners.
Marketing and Vacancy Management:
Develop and implement effective marketing strategies to attract and retain tenants. Minimize vacancy periods through proactive leasing efforts and market analysis.
Legal and Regulatory Compliance:
Stay abreast of local, state, and federal regulations affecting property management. Ensure properties comply with all relevant laws and regulations.
Communication:
Maintain open and transparent communication with property owners, keeping them informed about property performance and issues. Collaborate with internal teams to address any challenges and optimize property operations.
Qualifications:
Bachelor's degree in business, Real Estate, or related field (preferred). Experience in Property management, with a focus on single-family housing. Strong knowledge of local real estate laws and regulations. Excellent communication, negotiation, and interpersonal skills. Proficient in Yardi and Microsoft Office Suite.
