The Philadelphia region offers significant opportunity across commercial real estate, healthcare, higher education, multifamily, industrial, and institutional markets. As buildings age and new development continues throughout Philadelphia and the surrounding South Jersey suburbs, the need for reliable elevator maintenance, repair, and modernization solutions continues to grow. What You'll Be Responsible ForTerritory Expansion & Market Development Drive new business development throughout the Greater Philadelphia and South Jersey market , targeting commercial buildings, healthcare systems, universities, property managers, developers, and industrial facilities. Identify elevator modernization and repair opportunities within aging buildings and infrastructure. Develop and execute a strategic territory growth plan focused on sustainable, long-term revenue. Prospect for new customers while identifying opportunities to expand existing relationships. Strategic Relationship Development Build strong relationships with building owners, property managers, facility managers, general contractors, consultants, architects, and developers. Establish yourself as a trusted resource for elevator service, modernization, repair, and lifecycle planning. Maintain consistent follow-up and proactive communication to develop long-term customer relationships. Revenue Generation & Contract Execution Identify customer needs and develop customized solutions for maintenance, repair, and modernization projects. Prepare proposals, lead contract discussions, negotiate agreements, and close new business. Maintain a strong sales pipeline with accurate forecasting and reporting. Develop opportunities from initial prospecting through contract execution. Cross-Functional Coordination Partner with operations, project management, and technical teams to ensure customer needs are understood and projects are delivered successfully. Participate in site assessments, project walkthroughs, and solution discussions as needed. Maintain communication with customers throughout the sales and project process to support customer satisfaction and future business opportunities. Market Awareness & Competitive Positioning Stay informed about regional construction activity, building development, capital improvement projects, and elevator modernization opportunities. Monitor competitor activity and market conditions. Provide feedback to leadership on customer needs, market opportunities, pricing, and competitive trends. Represent the company at industry events, networking functions, and local business organizations. What We're Looking For Minimum 3 years of experience in elevator industry sales, construction-related business development, or technical project sales. Working knowledge of elevator maintenance, repair, and modernization. Demonstrated success meeting or exceeding sales or revenue goals. Strong prospecting and closing skills with a disciplined, self-directed approach. Excellent communication, relationship-building, presentation, and negotiation skills. Ability to manage multiple opportunities while maintaining attention to detail. Comfortable using CRM platforms and Microsoft Office. Valid driver's license and ability to travel throughout the assigned territory.
