Home Sale Coordinator
CLASSIFICATION
This is a full-time position, is subject to performance review. Some weekend and evening hours will be required.
BASIC DESCRIPTION
To coordinate and carry out a variety of tasks associated with the following functions:
FUNCTIONS
1. Project Marketing, Community Outreach, Education & Home Sales Responsibilities are to coordinate and carry out a variety of project/program-specific sales and marketing functions, for example: a) Development, coordination and implementation of marketing and/or sales plans for resale of homes; coordinate professional services as appropriate. b) Planning, coordination and implementation of marketing and sales plan for CLT home ownership opportunities c) Review of CLT home ownership applications, respond to inquiries, meet individually with applicants as part of a pre-qualifying process d) Execute approved CLT purchase agreements e) Maintain database and files of interested and qualified homebuyers 2. Mortgage Qualification of Homebuyers and Management of Closings a) Coordinate pre-qualifying process with lenders, City of Albuquerque, and applicants for CLT housing units. b) Coordinate flow of information among property owners, appraisers, lenders, applicants, property inspection professionals, City of Albuquerque, etc. c) Review applicant information as to employment, income, assets, and income qualified criteria d) Prepare information for City of Albuquerque for HOME, Family Housing Development Program, and other funders as needed for loan approvals, funding reimbursement and reporting. e) Coordinate with lender for approval of loan and locking in of terms. f) Advise homebuyers regarding training available and maintain current information on available programs. g) Develop and administer pre- and post-closing checklists to facilitate orderly property transfers between seller and CLT and CLT and buyer.
REQUIRED KNOWLEDGE, SKILLS, AND ABILITIES
Knowledge of general marketing and public relations. Knowledge of or ability to obtain a working knowledge of the basic principles of the community land trust model and ability to communicate them effectively. Knowledge of--or ability to obtain knowledge of—and communicate basic mortgage underwriting principles. Knowledge of residential real estate principles. Knowledge of personal computing; database, word processing and spreadsheet applications. Ability to plan and forecast workload within areas of responsibility, develop objectives, and arrange resources to assure the accomplishment of objectives. Ability to communicate effectively, orally and in writing. Ability to plan time, establish priorities and manage a heavy workload.
MINIMUM QUALIFICATIONS FOR POSITION
Basic education (high school) with (2 years) college or specialized training in relevant area. At least two years of relevant work experience in one or more of the following areas: non-profit housing, real estate sales, mortgage lending, marketing and public relations. A combination of education and experience totaling 4 years from which comparable knowledge and skills are acquired. Bilingual in English and Spanish desirable.
