ABOUT NIPCRE
Northwest Investment Partners is a commercial advisory and brokerage firm built to close deals. We lead with advisory before we transact, which means clients call us before they decide rather than after. We own our building, we hold institutional accounts, and we are hiring an investment sales broker who wants to be the person an owner calls first. NIPCRE is a Tacoma based commercial real estate advisory and brokerage firm serving owners, investors, and occupiers across Tacoma, Pierce County, and the wider South Sound. We work from 738 Broadway, a building we underwrote, financed, closed on, and now own, three blocks from the courthouse. We believe owners deserve advice that is grounded in real numbers, delivered by people who are local to the market and accountable for the result.
WHY THIS SEAT 1. A
market with genuine whitespace. Tacoma and the South Sound are under-brokered on the investment side. The national firms cover it from Seattle as a secondary market. A broker who commits to this geography can own relationships here for a career. 2. Firm accounts flow through this seat. An institutional public sector engagement, a development partnership, and the Firm's own asset at 738 Broadway all generate work. You are not building entirely from cold, and you will see live commercial transactions from the first month. 3. No desk fee. We pay for the platform. Office at 738 Broadway, errors and omissions coverage, and firm seats on CoStar and CBA are on the Firm. You carry your licence, your dues, and your car. 4. The ladder is published and advancement is automatic. Criteria for every level are written down and visible to everyone. Meet the numbers and you advance at the start of the next quarter. No politics, no annual negotiation. 5. Real underwriting training, and a mentor on your first three deals. The NIP Commercial Broker Program spends two full weeks on underwriting alone: net operating income and expense reconstruction, rent roll analysis, capitalisation rate selection, cash on cash and leveraged return. It runs continuously, so you start at the next module rather than waiting for an intake. You will be able to defend a number in front of an investor, because that is the whole job. 6. Keep your residential clients. One Washington licence covers all real property. If you are coming from residential, your clients come with you and are served through the Firm at a favourable residential split while you build the commercial side. 7. We do this for our own account. The Firm underwrote, financed, and closed on 738 Broadway and works out of it. The advice we give owners is advice we act on ourselves. That is a different conversation to have with a client than one you are having from the sidelines.

THE NIP COMMERCIAL BROKER PROGRAM
Twelve weeks, at no cost to you, joined at the next module. Two full weeks are dedicated to underwriting: Net operating income and expense reconstruction Rent roll analysis Capitalisation rate selection Cash on cash and leveraged return The wider program also covers asset classes, market research, business development, client deliverables, and transaction execution. After it, a mentor works alongside you through your first three commercial deals, and you meet one to one with the Managing Broker every week.

Behind every deal:
Research and underwriting support. Marketing production, from flyers and tour books to offering memoranda and proposals. Transaction coordination. Managing Broker review before anything leaves the office with your name on it.
Your presence in the market:
Business cards, email signature, headshot, bio one pager, and an announcement to the market in your first week. You arrive looking like you belong here.
Your development:
The twelve week NIP Commercial Broker Program at no cost, joined at the next module. A mentor through your first three commercial deals. A weekly one to one with the Managing Broker.
Your path:
A published ladder. The criteria for every level are written down and visible to everyone, including the levels above you, and advancement is automatic when you meet them.
Your splits:
Competitive, on that same published ladder. Investment sale commissions are large, and the ladder is built so the share above the annual cap is where a strong year turns into a very good one. Residential sits on a separate favourable schedule. Full numbers in writing before you sign anything.
What you carry:
your licence and renewal, your personal association and CBA dues, your car, and your phone. That is the whole list.

Required An active Washington real estate broker licence in good standing A production history you can point to, commercial or residential Analytical capacity. You do not need to be an underwriter on day one; you need to be someone who will become one Someone who will prospect. Investment sales is an ownership relationship business built over years Presence with investors and lenders, and writing that holds up. An offering memorandum gets read closely and quoted back Welcome, not required Commercial sale experience in industrial, office, retail, multifamily, or land Modelling capability in Excel or ARGUS Existing owner and investor relationships CCIM candidacy If you are coming from residential, the fundamentals carry over: prospecting, pricing conversations, negotiation, and guiding a client through a major decision. We supply the underwriting and the commercial process.
HOW WE WORK
In office at 738 Broadway, a Monday team meeting, a weekly one to one with the Managing Broker, and a published activity standard. Every pricing opinion is reviewed before it goes out, at every level, because a number with the Firm's name on it is the Firm's number. The full standards, production expectations, and commission schedule are set out in the Desk and House Lead Standard and the Independent Contractor and Commission Agreement. We walk you through both before you decide anything.
COMPENSATION AND ENGAGEMENT
This is a commission based independent contractor role. Splits are competitive and set out on the Firm's published ladder, with an annual cap above which your share increases, and a separate favourable schedule for residential transactions. You receive the full commission schedule in writing before you sign.
