SUMMARY OBJECTIVE
Perform duties necessary to process first mortgage andHELOC/HELOAN
loan applications within department timeline goals and regulatory requirements. Also, supports the underwriting team by reviewing and analyzing applications and financial data to recommend approval or denial.ESSENTIAL FUNCTIONS
Analyze credit reports, income documents, bank statements and all financial data. Decision loans as authority level warrants. Calculate income utilizing income worksheets for all loans. Conduct a preliminary review of each loan and submit it to Desktop Underwriter (DU) if needed. Review conditions for accuracy. Sign-off as authority level warrants. Revise and update Loan Processing procedures as needed. Support VP Residential Lending with the training of Loan Processing staff. Confirm all invoices have been received and processed timely for all third-party vendor orders. Update mortgage interest rates and conduct rate surveys upon request. Track status/progress of new applications utilizing Encompass pipeline reports. Track status of all existing loan applications and guide other processors as needed. Manages all loans in process from application to closing, ensuring accuracy and compliance with federal and state regulations as well as WSB policies and procedures. Serve as the main point of contact for real estate agents, mortgage loan officer/ mortgage loan originator, branch staff, borrowers, mortgage underwriter and closer to facilitate a timely loan closing. Monitor Reg B 30-day requirement and ensure decision or Notice of Incomplete letter is completed and sent within regulatory timeframe or WSB procedures. Track status/progress of individual loan applications. Verify incoming application is complete and accurate. Prepare and send the initial disclosure package within 3 business days. Immediately upon awareness of a loan/fee or product change, issue a Change of Circumstance and send it to customer. Produce and mail all VODs, VOLs and VOEs. Order credit reports, appraisals, tax transcripts and flood certifications. Order PMI rate quote and/or certificate as needed. Accurately input updated and/or final information within Encompass as it is received from various sources. Record all loan activity and communications received or sent in conversation log. Forward loan file to underwriter following Encompass milestones. Maintain eFolder and ensure accurate documents are retained and unnecessary forms are moved to Recycle Bin. Forward approved loans to the closing attorney in preparation for loan closing. ProcessHELOC/HELOAN
loan applications and closing packages. Communicate with branch staff via conversation log and other methods with sufficient loan updates. Cover Lending Phones as needed. Perform other duties as needed or requested by VP Residential Lending Manager. Maintain eFolder and ensure accurate documents are retained and unnecessary forms are moved to Recycle Bin. Encompass experience. 1 Year underwriting experience with approval authority 3-5 years' experience as a Loan processor with increasing responsibilities. 3-5 years of Customer Service experience in a Bank setting is essential. Understanding of TRID, HMDA, RESPA and General Lending regulations. Insight and Identify experience a plus.E-Verify:
