Full Job Description Overview:

Nine generations later, the Beazer family and name continues to stand for quality homebuilding, craftsmanship, and innovation. Our focus is on individual communities. We strategically build each community to be near places that our customers care about, so that a home is more than a house. The Land Acquisition Director is responsible for the review and evaluation of processes that have been identified, analyzed, and acquired land suitable for residential development. This role ensures that successful land acquisitions aligned with the Beazer Homes strategic goals.
Primary Duties & Responsibilities:
Tracks and reviews Land Acquisition Requests (LAR) by maintaining log which tracks status of both LARs, Pre-LARs, Land Sales and LAR Revisions. Performs site visits with Division personnel to evaluate potential acquisitions. Provides assistance to Divisions in their underwriting and submission processes. Reviews and analyzes each financial forecast for accuracy and reasonableness with a particular focus on LAR Submissions relative to forecast. Monitors land and land development spending forecasts Maintains monthly memo on status of significant acquisition and development. Reviews land pipeline in connection with budget/forecast process. Performs other duties as assigned.
Education & Experience:
Bachelor's degree in finance or accounting preferred. Elevated experience in land acquisition, real estate development, or a similar field, particularly within residential development. Experience working in homebuilding industry at the division level preferred. Willingness to travel. Typically requires a bachelor's degree and at least 10 years of experience, including some prior management experience.
Skills & Abilities:
Strong ability to negotiate land deals and navigate complex acquisition processes. Expertise of real estate markets, property valuations, and financial feasibility analysis. Expertise with zoning laws, land use regulations, environmental laws, and permitting processes. Strong communication skills for working with stakeholders.
Physical Requirements:
The work environment for this role is primarily on active construction sites which present variable conditions, including fluctuating temperatures, weather, dust, and noise levels. The role requires navigating uneven terrain, climbing stairs, and working in environments with active construction activity. Individuals in this role will need to stoop, bend, push, pull, or lift objects weighing up to 30 lbs, drive a vehicle between job sites, and verbally communicate with customers and trades.
