XXXX/hr. Position Overview A Land Research Specialist with 10 to 15 years of experience plays a pivotal role in land research, land-use analysis, and property assessment. The specialist is responsible for conducting extensive research, managing complex projects, and providing expert guidance on land-related matters in support of real estate and development projects. Key Responsibilities Conduct in-depth title searches to establish property ownership, identify encumbrances, and assess land rights and restrictions.

Oversee land survey projects, including boundary surveys, topographic surveys, and

ALTA/NSPS

surveys, ensuring precision and accuracy.

Analyze historical deeds, legal documents, and plats to create comprehensive property ownership histories.

Manage and maintain land records, ensuring accurate and up-to-date information regarding property transactions and ownership.

Utilize Geographic Information Systems (GIS) and advanced mapping techniques to create spatial representations of land data and perform geographic analysis.

Provide expertise related to zoning regulations, land use codes, and comprehensive planning to support land development and regulatory compliance.

Conduct environmental research and due diligence related to land use and regulatory compliance concerns.

Perform market analysis and property valuation research to support investment and development decisions.

Prepare detailed reports and summaries of research findings for legal proceedings, real estate transactions, and development projects.

Collaborate with clients, attorneys, developers, and stakeholders to provide expert guidance based on research and analysis.

Ensure compliance with local, state, and federal laws and regulations affecting land use, property transactions, and development projects.

Manage multiple research projects simultaneously while maintaining timelines and budgets. Required Qualifications Bachelor's degree in geography, land surveying, geospatial sciences, real estate, or a related field.

10 to 15 years of experience in land research, land surveying, or related fields.

Expertise in title searches, land surveys, and legal document analysis.

Proficiency with GIS, mapping software, and spatial analysis techniques.

Strong knowledge of zoning regulations, land use codes, environmental laws, and property assessment methods.

Excellent analytical, research, and problem-solving skills with strong attention to detail.

Strong written and verbal communication skills.

Ability to manage multiple projects simultaneously. Preferred Qualifications Professional background in law strongly preferred.

Juris Doctorate from an ABA-accredited law school strongly preferred.

Active Alabama State Bar license strongly preferred.

Minimum of 5 years of relevant legal experience strongly preferred.

Prior experience involving real estate litigation strongly preferred.
