Job Description

Overview Come join our team as an Occupancy Specialist. This position plays a vital role in delivering housing assistance services that positively impact individuals and families in Northwest Arkansas. Working under the direction of the Section 8 Administrator, this position is responsible for managing the day-to-day application and intake process for new and current program participants, ensuring accuracy, compliance, and timely processing. The Occupancy Specialist serves as a trusted resource for applicants, participants, landlords, and partner agencies, providing clear guidance, program briefings, and responsive customer service including answering a high volume of calls. This role is ideal for a detail-oriented self-starter who thrives in a fast-paced, service-driven environment and is motivated by meaningful work that supports housing stability. The Occupancy Specialist contributes directly to operational excellence by maintaining accurate records, managing waiting lists, coordinating portability transactions, and leveraging technology to streamline processes. Success in this role requires professionalism, discretion, strong communication skills, and a collaborative mindset, with a consistent focus on improving service delivery and exceeding participant expectations. Responsibilities Facilitate the entire tenant intake process, including application review, eligibility verification, and lease signing, ensuring compliance with HCV /Section 8, and Fair Housing regulations. Utilize software systems to accurately enter data, track occupancy status, and generate reports. Communicate effectively with applicants, landlords, and internal teams via phone, email, and in person to provide clear information about procedures and policies. Manage administrative tasks and maintaining filing systems for tenant documentation. Coordinate with inspection teams to ensure property readiness for new tenants contracts. Managing incoming phone calls with professionalism and conflict management skills to foster positive relationships. Experience Strong customer service background with excellent phone etiquette and conflict resolution skills. Experience handling documents such as leases, contracts, and other forms of participant verification. Demonstrated ability to manage data entry tasks accurately while maintaining organized filing systems (physical or electronic). Office experience involving administrative tasks like filing, data entry, and customer relationship management (CRM). Ability to multitask efficiently in a busy environment while maintaining attention to details. Pay:
From $14.00 per hour Expected hours: 40.0 per week
