This is a new position, so the person who fills it will help shape it rather than inherit someone else's version. The role The Field Coordinator keeps our work moving in the field and in the office. In the field, you inspect homes at move-in and move-out, meet vendors to confirm repairs were completed to standard, show available rentals, and document conditions so our records reflect the true state of every property. In the office, you're part of how AIM runs day to day: answering calls and email, welcoming the prospects, tenants, owners, vendors, and visitors who reach us by phone, email, or in person, moving work orders toward completion, and handling special projects and coordination from our leadership team. The through-line is attention to detail. You confirm that repairs meet our standard, that every step of a move-in is handled, and that work orders are followed through to close, so our owners and residents get the reliability AIM is known for.
What You'll Do Inspections:
move-ins, move-outs, routine walkthroughs, and condition reports Showings for available rentals Vendor coordination: scheduling, confirming scope, and verifying the work is truly complete Work order coordination: keeping jobs moving to completion with our virtual assistant team and vendors, and confirming the work in the field Front-office support: answering phones and email, and welcoming prospects, tenants, owners, vendors, and visitors Special projects and coordination requested by the leadership team Documentation and administrative tasks that keep our records accurate We're looking for someone who Is organized and dependable, and stays on top of follow-ups Collaborates well and professionally with our virtual assistant team, senior management, and executive team Can juggle field visits and office coverage in the same day and keep both from slipping Can talk to an owner, a resident, and a contractor in the same afternoon and leave all three feeling respected Notices the small things that turn into big ones A property management background isn't required. Experience in office administration, customer service, property management, or another coordination role is a plus, and we'll teach you our systems and the local market. Experience with AppFolio is a plus, not a requirement. Requirements Valid driver's license and reliable transportation Comfortable using a smartphone and computer for photos, documentation, work orders, and email Able to be on your feet and outdoors, walking units and properties in all seasons Willingness to complete a background check and drug screening before starting Comfortable working across properties in Bluffton and on Hilton Head Island What We Offer Mileage reimbursed at the standard IRS rate for the driving the role requires Support toward your South Carolina Property Manager license if you'd like to earn it Hands-on training in our systems and the local market A new role with real room to grow, from part-time into full-time, and toward operations or office leadership, as the company grows Compensation & Schedule $17.00 - $22.00 per hour, based on experience Part-time and full-time opportunities available; we'll match the arrangement to the right person Office hours: Monday-Friday, 8:00 AM-5:00 PM. Part-time hours are scheduled within those business hours, set consistently with you.
