We have committed substantial resources to work alongside production software partners and banking relationships that provide private and secure communication channels. Our structure provides interdependent back-office systems and redundancy protocols; all while allowing our front office to provide our customers with an efficient and personalized service. Title Processor -
Closer Responsibilities:
- Open new files when a contract or title order comes in.
- Collect documentation (purchase contracts, lender instructions, HOA info, tax records, prior deeds, etc.).
- Order searches (title search, lien search, judgment search, payoffs, estoppels, surveys).
- Review the title commitment for issues that need clearing.
- Coordinate with parties (buyers, sellers, lenders, realtors) to gather missing documents.
- Resolve title issues (liens, encumbrances, ownership questions).
- Prepare the file for closing , making sure all conditions are satisfied.
- Schedule and conduct the closing (coordinate with all parties on timing/location).
- Prepare final settlement statement/CD (balancing all debits/credits, fees, and payoffs).
- Explain documents to buyers/sellers at closing.
- Oversee execution of documents (deeds, mortgages, affidavits, disclosures).
- Collect funds from buyer/lender and disburse payments (seller proceeds, realtor commissions, payoffs, taxes, HOA, etc.).
- Ensure compliance with lender instructions, state/federal regulations.
- Record documents with the county once signed using Simplifile.
- Issue the final title policy after everything is completed using Qualia software.
Requirements:
- 3 years min of industry experience
- Familiar with Qualia
- Certified Notary Public
