This position is responsible for processing title orders from opening through post-closing, including gathering and reviewing documents, ordering payoffs, preparing settlement statements, and coordinating with lenders, real estate agents, and clients. Daily tasks include examining title commitments for accuracy, clearing title issues, preparing closing packages, and conducting or coordinating real estate closings. The role also involves explaining closing documents to parties, securing required signatures, collecting and disbursing funds in accordance with directives, and ensuring compliance with applicable laws, regulations, and firm policies. The Title Processor and Closer maintains organized files, updates transaction status in firm systems, responds to client inquiries, and supports attorneys and team members to ensure efficient, error-free closings.
Qualifications:
Experience in title processing and closing, including reviewing title commitments, clearing title issues, and preparing settlement statements and affidavits for both residential and commercial closings. Knowledge of real estate transaction documents both commercial and residential, HUDS, closing disclosures, and escrow procedures, with the ability to interpret contracts and lender instructions. Strong organizational and time-management skills, with attention to detail and accuracy in documentation and data entry. Effective communication and interpersonal skills for working with clients, attorneys, lenders, and real estate agents in a professional manner. Proficiency with title and closing software (Closer's Choice and Title Wave), Microsoft Office applications, and general computer skills. Ability to work on-site full-time in Tampa, FL, manage multiple files simultaneously, and meet deadlines in a fast-paced environment. Familiarity with Florida real estate and title regulations and best practices is strongly preferred. Previous experience in a title company, or real estate closing environment is highly beneficial. Notary preferred. Salary based on experience. Must be able to order Title Searches, Lien Searches, Estoppel Searches and Surveys. Must be able to examine and clear requirements on Title Commitment and Lender closing instructions. Must be able to prepare closing disclosures (CDs), settlement statements, deeds, affidavits and other documents needed for closing. Must be able to communicate with Lenders, Real Estate Agents, Buyers and Sellers to ensure all closing needs are met. Experience with Closer's Choice and Title Wave a plus. Prefer notary as well.
