Responsibilities Conduct detailed title searches by examining public records, legal descriptions, easements, rights-of-way, and other relevant documentation to establish property histories. Review title records, legal descriptions, and real estate documentation to identify potential issues or encumbrances affecting property ownership. Analyze title search results using mapping software, GIS (Geographic Information Systems), and real estate transaction management software to create accurate property profiles. Research and interpret easements, rights-of-way, and other legal interests impacting properties; ensure all findings comply with underwriting guidelines. Prepare comprehensive title reports and abstracts that clearly document ownership history, liens, encumbrances, and restrictions for client review. Collaborate with underwriters, attorneys, and clients to resolve discrepancies or issues identified during research; communicate findings effectively to facilitate smooth closings. Maintain meticulous records of all research activities, updates to title files, and correspondence related to each transaction. Skills Proficiency in Microsoft Office Suite (Word, Excel) for documentation and reporting purposes. Strong knowledge of real estate law, legal descriptions, easements, rights-of-way, and title processing procedures. Experience with real estate transaction management software and mapping software such as GIS tools. Ability to perform thorough research using public records and title search techniques; familiarity with title review processes. Excellent analytical skills for interpreting complex legal descriptions and identifying potential issues early in the process. Effective client communication skills combined with customer service orientation to support internal teams and external clients. Prior law office experience or background in real estate documentation review is highly desirable.
