This role is responsible for reviewing title records, conducting title searches, managing title documentation, and ensuring all information complies with legal requirements and underwriting guidelines.

The ideal candidate will have experience in title processing, strong knowledge of real estate documentation, excellent research skills, and the ability to communicate effectively with clients and industry professionals.

ResponsibilitiesConduct comprehensive title searches using public records, title records, and mapping software.

Verify property ownership and identify encumbrances, including easements, liens, and restrictions.

Review legal descriptions, easements, and other real estate documents for accuracy and completeness.

Order and review title commitments, reports, and related documentation.

Manage title processing activities throughout various stages of review and approval.

Use real estate transaction management software to track title progress.

Research property histories, including previous ownership, encumbrances, and restrictions.

Collaborate with law offices, escrow officers, clients, and internal teams to resolve title issues and discrepancies.

Maintain accurate records of title searches, reviews, and correspondence.

Ensure all title work follows applicable underwriting guidelines, legal standards, and company procedures.

QualificationsProven experience in title processing.

Strong knowledge of real estate law, legal descriptions, easements, and property rights.

Experience with title searches, chain of title analysis, and public records research.

Familiarity with underwriting verification processes and guidelines.

Experience with Qualia or similar real estate transaction management software.

Proficiency in Microsoft Office, particularly Word and Excel.

Strong research and analytical skills.

Excellent customer service and client communication skills.

Strong interpersonal and organizational abilities.

Exceptional attention to detail and accuracy.

Ability to manage multiple transactions and meet deadlines.
