Under the direction of the Maintenance Manager and Property Manager, the Maintenance Worker is responsible for performing irrigation, general maintenance, repairs, and property upkeep to help maintain the appearance, safety, and overall curb appeal of a Nassau County 55+ community. This position will have a strong focus on monitoring, maintaining, troubleshooting, and performing basic repairs to the community's irrigation and sprinkler systems during the spring/summer season while also supporting residential buildings, common areas, and the clubhouse. Duties & Responsibilities Irrigation & Building Maintenance (Spring/ Summer) Perform daily inspections of the community's irrigation and sprinkler systems to ensure proper operation and coverage. Monitor irrigation controllers, timers, zones, sprinkler heads, valves, and water coverage. Identify and troubleshoot irrigation issues, including broken or clogged sprinkler heads, leaks, damaged lines, malfunctioning valves, and areas of poor or uneven coverage. Make basic irrigation repairs and adjustments, including replacing sprinkler heads, adjusting spray patterns, correcting coverage, and repairing minor leaks. Add or relocate sprinkler heads as needed to provide adequate coverage of lawns and landscaped areas. Adjust irrigation schedules and watering times based on seasonal conditions, weather, and landscaping needs. Monitor irrigation zones for proper operation and identify areas that are overwatered or not receiving sufficient water. Perform routine inspections of irrigation equipment and report larger system issues or repairs to the Maintenance Manager. Coordinate with landscaping contractor when specialized repairs or service are required. Maintain accurate awareness of irrigation system locations, zones, and recurring problem areas throughout the property. Support landscaping contractors when needed and ensure work areas are properly maintained. Apply salt and maintain safe walking areas during winter weather conditions. Assist with snow removal from in front of gas meters, as necessary. General Maintenance & Repairs Perform preventative maintenance, repairs, inspections, and general service requests. Complete building maintenance, including painting and repairing doors, walls, ceilings, and trim in condominium buildings, villas, and townhomes. Patch drywall, sand, prepare surfaces, and apply paint and other finishes as needed. Perform basic carpentry, plumbing, and electrical tasks. Respond to urgent maintenance issues and emergency tasks. Support overall property upkeep and curb appeal standards. Requirements Prior maintenance, handyman, irrigation experience required. Hands-on experience with lawn irrigation and sprinkler systems required Knowledge of irrigation controllers, sprinkler heads, valves, zones, timers, and basic troubleshooting preferred. Ability to identify common irrigation problems and perform basic repairs and adjustments. Basic knowledge of lawn care and landscaping practices. Painting, carpentry, plumbing, and general maintenance experience preferred. Strong communication and interpersonal skills. Ability to work independently and as part of a team. Strong attention to detail and time management skills. Ability to work outdoors in varying weather conditions. Ability to work a flexible schedule, including weekends, evenings, and holidays. Must be physically able to lift up to 50 lbs.
