What they do
A Landscaping or Grounds Supervisor supervises the staff that provide landscaping for residences, parks, public gardens, college campuses or building or office park grounds. Supervises work to care for plants and trees, including mowing, trimming and planting, and work to repair driveways, walks, benches or other structures. Oversees equipment maintenance and transportation, and communicates with residential customers.

Job Description
Key responsibilities include:
- Greet prospects and answer incoming phone calls in a courteous manner
- Must be knowledgeable with HUD guidelines and the HUD Handbook 4350.3 REV-1 including rent calculation, eligibility and tenant selection, verification, certifications, EIV and Fair Housing
- Maintain compliance with HUD rules and regulations
- Ensure all compliance/recertification processes are completed timely and accurately
- Ensure all vacancies are promptly filled & waiting list is maintained in compliance with HUD regulations
- Schedule and assist residents and prospects with completing their move in, annual and interim certifications
- Communicate effectively with residents to ensure they understand the lease, house rules, rent calculations, certification process, etc.
- Participate in Management Occupancy Reviews and help prepare for REAC inspections

Property Manager Requirements:
- Minimum 2 years of experience processing certifications at a Section 8/HUD property
- Working knowledge of computers/OneSite property management software a plus
- COS or similar designation preferred (must take an on-line course within 90 days of hire if you currently don't hold your certification)
- Reliable transportation
- Professional demeanor, proficient computer and organizational a must
- Ability to work independently & prioritize a busy office
- Maintain a professional atmosphere where prospects and residents meet
- Excellent communication skills
