Part-Time Overview The Groundskeeper/Porter is responsible for maintaining the cleanliness, appearance, and overall upkeep of the property's grounds, common areas, and amenities. This position helps ensure the property is clean, safe, and welcoming for residents, guests, and staff. Duties Escort and assist pest control personnel while services are being performed in apartments. Empty and remove trash from common-area receptacles. Remove cobwebs from exterior lights, doors, stairwells, and other areas. Leaf blow breezeways, parking lots, sidewalks, and other exterior areas. Pick up litter and maintain clean dumpster areas. Clean and maintain laundry rooms, pool areas, clubhouse, and other common areas. Clean and restock office bathrooms. Keep pool deck furniture and chairs organized and properly arranged. Pull weeds and remove landscaping debris. Perform power washing of buildings, sidewalks, and other designated areas. Report maintenance, safety, or property concerns to management. Perform other duties as assigned. Qualifications Previous groundskeeping, janitorial, porter, or property maintenance experience preferred. Ability to perform routine cleaning, landscaping, and general property upkeep. Ability to safely operate basic maintenance and cleaning equipment, including leaf blowers and pressure washers. Ability to work independently, follow instructions, and maintain a consistent work schedule. Dependable, punctual, and attentive to detail. Ability to perform physical duties, including standing, walking, bending, lifting, and working outdoors in varying weather conditions. Certified Pool Operator (CPO) certification is a plus. Must be able to communicate effectively with residents, guests, vendors, and property staff. We're an equal opportunity employer.
