Job Summary Rampart Multi-Family a top leader in the property management business is currently seeking Groundskeeper - Porter to join our dynamic team in the New Orleans area. In this vital role, you will be responsible for maintaining the aesthetic appeal, safety, and functionality of outdoor spaces through landscaping, groundskeeping, and general maintenance tasks. Your energetic approach and commitment to safety will ensure our grounds remain vibrant, clean, and inviting for all visitors and staff. Duties Checks and replaces exterior lighting on a regular basis Maintains awareness of proper safety precautions at all times. Constantly observes condition of apartment community throughout and immediately reports and/or initiates action to correct unsafe conditions. Needs to be aware of all utility meter cut-offs, apartment and fixture cut-offs, sewer clean-outs. Physically walks the community on a frequent basis and removes litter, debris and pet droppings from the grounds. Performs "trash-out" duties at vacated apartments on a daily basis. Removes all abandoned furniture, trash, boxes, including transferring client belongings/furniture to curbside per Constable instructions for evictions. Transfers to dumpster

• or storage area, whichever is applicable.

Details community on a regular basis. Cleans and rakes shrub areas; shovels mud when necessary. Use blower to keep sidewalks and walking areas clean of loose grass and brush. Assists with various physical tasks as directed; e.g., tearing down fences, digging post holes, carrying abandoned sofas, etc. Assists with "make-ready" duties when requested by the Site Manager or Maintenance Supervisor. Helps clean and maintain storage areas. Performs interior and exterior painting duties when requested. Completes minor and routine service requests when requested by Site Manager and/or Maintenance Supervisor. Follow procedures when service requests are performed. Distributes client communications to clients; e.g., upcoming events, pest control notices, newsletters. Performs any additional duties assigned by Maintenance Supervisor and Site Manage Qualifications At least 1 year experience in porter / grounds-keeping preferred, not required Previous maintenance experience a plus Knowledge of swimming pool maintenance a plus Able to take direction Effectively prioritize and multi-task Excellent people skills Strong working knowledge and skilled in the use of
