Job Description
Maintenance Technician / Grounds Keeper Handsboro Pointe | Gulfport, Mississippi Position Overview Handsboro Pointe is a new construction, mixed-use residential and commercial property. We're seeking a skilled Maintenance Technician / Grounds Keeper to keep our 42-condo residential and 8-suite commercial property in pristine condition, turn units between tenants, maintain our pool, and handle general building maintenance. You'll be the go-to person for condo preparation, repairs, preventive maintenance, and grounds upkeep. Your work directly impacts tenant satisfaction, retention, and curb appeal. You'll report to the Property Manager, have autonomy to diagnose and fix issues within your scope, and coordinate with warranty companies for major work. You're not waiting for contractors—you're handling it yourself. Key Responsibilities Condo Turnover & Preparation Prepare condos for new tenant move-in (deep inspection, cosmetic repairs, cleaning coordination) Paint touch-ups, wall repairs, caulking, baseboard cleaning/repair Replace/repair fixtures, blinds, screens, door hardware, light fixtures as needed Minor drywall repair, patching, sanding, finishing Minor plumbing work: faucet replacement, drain cleaning, fixture installation, valve repair Minor electrical work: outlet/switch replacement, basic troubleshooting, fixture installation Minor carpentry: trim repair, door adjustment, small structural repairs Inspect condos for defects or damage; document findings for warranty coordination Pool Maintenance & Certification Maintain pool water chemistry (testing, balancing chlorine, pH, alkalinity) Clean and maintain pool equipment, filters, pumps Obtain Pool/Spa Operator certification within 30 days of hire (company will support) Perform daily/weekly pool inspection and maintenance per operator standards Maintain pool safety and compliance logs Grounds & Landscaping Cut grass, edge, trim, weed-eat on weekly or bi-weekly schedule (depends on season) Maintain landscaping beds, mulch, plantings, shrubs, flowers Remove weeds, debris, and keep common areas clean and professional-looking Seasonal work: leaf cleanup, winter prep, power washing walkways/entrances, painting Equipment maintenance: keep mower, trimmer, blower, and hand tools in working condition Pest Control Warranty Coordination & General Maintenance Document maintenance issues, defects, and warranty claims in Buildium Coordinate with warranty companies for major work beyond your scope (HVAC, major plumbing, major electrical, roofing) Perform preventive maintenance on building systems (HVAC filters, plumbing inspection, etc.) Respond to minor tenant requests (light bulb replacement, filter changes, simple troubleshooting) Be available for emergency response if needed (after-hours as directed) Required Qualifications 3+ years hands-on experience as a handyman, maintenance technician, or in a skilled trade (HVAC, plumbing, electrical, carpentry) Demonstrated ability to perform minor repairs: plumbing, electrical, carpentry, drywall, painting Experience with grounds maintenance: mowing, landscaping, trimming, general property upkeep Comfortable using hand tools and power tools safely Valid driver's license and reliable transportation Strong communication skills; ability to interact professionally with tenants and contractors Attention to detail and commitment to quality workmanship Willingness to obtain Pool/Spa Operator certification within 30 days Preferred Qualifications Trade license or certification (plumbing, electrical, HVAC, or carpentry) Experience in new construction maintenance or move-in preparation Experience in multifamily or commercial property maintenance Current or previous Pool/Spa Operator certification Familiarity with property management software or maintenance tracking systems Experience managing tools, equipment, and maintenance inventory
