Job Description

The Groundskeeper and Facilities Technician is a full-time, groundskeeping-first position responsible for the consistent appearance, safety, and year-round care of Samish Indian Nation's grounds, landscapes, exterior common areas, housing properties, campuses, land, enterprises when appropriate, parking areas, walkways, and related outdoor assets. The position internalizes routine landscape services previously provided by contract and expands the work beyond mowing, trimming, and limited weeding. This position is also responsible for light-maintenance service tickets that can be safely performed with standard tools and with training and authorization. Why work for Samish? Mows, edges, trims, aerates, rakes, weeds, plants, mulches, waters, and maintains lawns, landscape beds, shrubs, trees, and approved plantings. Prunes shrubs and small trees within training and equipment limits; reports hazardous, diseased, damaged, or contractor-level tree work. Applies fertilizer, herbicides, pesticides, or other landscape treatments only when properly trained, credentialed when required, authorized, and following label and safety requirements. Monitors irrigation, sprinklers, drainage, erosion, standing water, and plant health; completes minor adjustments within scope and reports repair needs. Removes litter, leaves, invasive vegetation, fallen branches, storm debris, and other material from grounds, sidewalks, parking areas, islands, pathways, and exterior common areas. Provides seasonal snow removal, de-icing, storm cleanup, and weather-related site preparation for assigned properties. Pressure washes and cleans exterior surfaces, walkways, entries, equipment, and other approved areas. Prepares exterior spaces for meetings, cultural activities, public events, inspections, move-ins, and other scheduled uses. Inspects assigned grounds and exterior assets for hazards, damage, pests, drainage problems, trip hazards, playground or common-area concerns, and needed corrective work. Operates and performs routine care of mowers, trimmers, blowers, pressure washers, snow equipment, hand tools, trailers, and assigned vehicles or equipment. Maintains grounds inventories, property schedules, inspection records, chemical and safety records, time coding, and service logs. Receives and completes assigned Housing Department and other authorized service tickets for light maintenance within scope; documents labor, materials, status, and follow-up needs. Performs limited light maintenance such as touch-up painting, replacing accessible filters, light bulbs, or hardware, adjusting doors or cabinets, minor patching, assembling simple fixtures, and comparable tasks approved by the Planning Senior Director. Provides limited light cleaning, event setup, equipment cleaning, or property-inspection support when grounds priorities and seasonal workload permit. Identifies work outside the approved scope and promptly escalates it to the Planning Senior Director for assignment to the Facilities Technician III or an approved vendor. Coordinates professionally with residents, staff, programs, enterprises, and vendors regarding access, scheduling, safety, and work status while maintaining confidentiality. Completes other duties as assigned. Required Qualifications High School Diploma or GED. At least one year of related experience in groundskeeping, landscaping, property maintenance, facilities support, construction, or a closely related field. Working knowledge of groundskeeping and light-maintenance tools and the ability to use them safely. Ability to identify when work exceeds training, authorization, licensing, equipment, or safe limits and to stop and request assistance. Ability to understand and follow oral and written directions, work independently, cooperate with others, prioritize routine assignments, and maintain electronic and written records. Ability to communicate professionally with residents, staff, programs, enterprises, vendors, and supervisors. Valid Washington State driver's license and ability to meet the Nation's driving standards. No specialized trade license is required at hire. The employee must complete First Aid/CPR, assigned equipment and trailer training, and other safety training designated by the Nation. If pesticide, herbicide, or regulated chemical application is assigned, the employee must obtain and maintain the credential or training required for that work before performing it.

Working Conditions Physical Demands :

Frequent walking, hiking, standing (40% of time). Frequent bending, crouching, stooping, stretching, reaching, lifting, carrying, and pushing (30% of time). Regular periods of sitting, including driving (30% of time). Regularly lifts/carries up to 50 lbs. Must possess manual dexterity sufficient to: manipulate groundskeeping supplies and equipment, tools, power tools, and operate maintenance equipment such as lawn mowers, trimmers, leaf blowers, and snow removal equipment.

Mental/Visual Demands :

Frequent mental and/or visual attention to task is required. Occasionally work requires heavy concentration. Frequent interruptions. Tasks involve eye-hand coordination.

Working Environment :

Work environment is mainly outdoors with various elements and inclement weather including wind, rain, sleet, cold, and heat.

Unavoidable hazards/risks:

Work requires frequent vehicular travel and moderate risks which require safety precautions (working around moving parts, chemicals, machines, etc.). Protective equipment and clothing may be required (goggles, gloves, masks, boots, etc.). Random drug tests may be performed. The incumbent must maintain confidentiality of all work and files pertaining to enrollment, clients, survey results, and all other material that may identify individuals by name (either directly or by reference), as set forth by the Tribal Council in the Personnel Manual. Any violation in this matter may result in immediate termination of employment. All materials, including electronic materials of any type or format, produced are considered works made for hire and are the property of the Samish Indian Nation. Please state your eligibility for Indian preference in your cover letter. Indian preference must be documented prior to interview or hiring. BIA Form 4432 or tribal enrollment ID may be submitted with the application if claiming Indian Preference.
