Job Description
Job description PM Design Inc is seeking an organized and detail-oriented Job Captain to support the development, coordination, and completion of architectural construction documents for commercial projects. This role is responsible for helping coordinate project documentation, permitting, consultant coordination, QA/QC review, and construction administration activities while supporting the goals of the client and PM Design Inc. The ideal candidate is technically strong, highly organized, and comfortable working on multiple projects in a fast-paced environment. This position requires collaboration with Project Managers, Assistant Project Managers, Senior Job Captains, consultants, jurisdictions, and CAD staff to help deliver accurate, high-quality project documents. What You Will Do Project Documentation & Coordination Assist the Senior Job Captain, Assistant Project Manager, or Project Manager in developing project documents for planning, permitting, and construction. Prepare and coordinate construction documents, design documents, applications, and permit submittals. Create cartoon sets of documents for Project Manager review. Help develop and maintain project schedules, including internal deadlines and consultant delivery timelines. Oversee the creation of base files for consultants and review consultant progress drawings to ensure alignment with the overall design. Permitting, QA/QC & Code Review Assist with entitlement and permit submittal and approval processes. Review plans for building code requirements, including exiting/egress, occupancy, fire, plumbing/fixture counts, and accessibility. Ensure projects are submitted for internal QA/QC review and confirm fire and life safety comments are addressed. Act as a point of contact for jurisdictions and assist with processing plan check comments for local jurisdiction approval. Consultant & Team Collaboration Coordinate with consultants as needed to support design conformance and project completion. Request stamped and signed drawings from consultants for permitting. Coordinate architectural cover sheets with engineering sheet sets. Review plans provided by CAD staff and mentor CAD team members on CAD efficiencies, architectural details, and quality control. Delegate tasks to drafters or administrative staff as appropriate. Construction Administration Support Assist with construction administration activities, including site visits, RFIs, shop drawing reviews, and punch lists. Provide bid documents and assist with the bid process when needed. Notify the Project Manager of potential change orders related to client requests, permit comments, or unforeseen conditions. Provide estimated hours to complete revisions when required. Client & Project Communication Respond to client inquiries in a timely and professional manner, and defer questions to the Project Manager when appropriate. Attend project meetings as required by the Project Manager. Support clear communication between internal teams, consultants, clients, and jurisdictions. What You Bring to the Team 3+ years of professional experience producing and coordinating commercial architectural construction documents.
