Philadelphia, PA area — job sites across southeastern PA and southern NJ Our best carpenter has been here 42 years. He retires next year. We're looking for the person he trains. That's the honest reason this job exists. Horgan Builds is a commercial construction company just outside Philadelphia. We've been in business over 50 years. We're small — about 12 people — and we build interiors: fit-outs, renovations, and refits for retail, warehouse, institutional, industrial, medical, and light pharmaceutical clients across southeastern Pennsylvania and southern New Jersey. We're hiring Lead Carpenters — someone who can run a job site. You're the one Horgan person on the project. You build with your hands, and you run the site while you do it. On a normal day you'll: Read the plans and specs before the work starts, and build your own material list Run a mid-morning huddle with our crew, the subs, and every trade on site — what's happening today and what has to get done Do the carpentry Keep the trades sequenced so nobody is waiting on anybody Close the day out with the trades — what's done, what isn't, who needs to come back Post a short update and photos to Teams and OneDrive (informal — we don't make you keep a formal daily log) Log your hours in our app, and flag anything that affects cost: change orders, extras, weather You'll report to a Project Manager who owns the weekly schedule. The stronger you are, the more of the sequencing and sub coordination you'll own outright — that's how it works here, and it's how the job grows. Why people stay here Construction is usually chaos. We've worked hard to make ours not be. Most tradespeople we talk to are used to showing up with no idea what's next. We run standing all-hands meetings, internal project meetings, and client meetings on a real cadence. Things still go sideways — it's construction — but you'll know what's coming, and when something breaks you won't be the only one holding it. You'll be inside. We do very little ground-up. That means fit-outs and renovations, not five stories up in February. Our carpenters tell us this is one of the biggest reasons they like it here. The work changes. Retail one project, a warehouse the next, then something institutional or medical. If doing the same thing every week makes you want to quit, this is the right shop. You'll learn from someone worth learning from. 42 years, and he's said he'll train the right person. That window closes when he retires. We'd rather it close with the knowledge inside the company. We're small enough that you matter. Twelve people. You'll know the president and the CEO, and they'll know your work. There's nowhere to hide here — which is exactly the point. What we're looking for 5-7 years leading commercial construction projects as a lead carpenter, foreman, or crew leader Commercial, not residential — you understand how a commercial job gets sequenced and what other trades need from you before they can do their part You've run a site with multiple trades and vendors working at the same time Strong, broad, hands-on carpentry skill — you can handle a complex build and you're not too proud for punch-list work You communicate. With trades, with our PM, with the client if they walk up to you. You take ownership. When something's wrong, you say so and you fix it. You're still learning. We don't want someone who already knows everything. Comfortable working open shop (we're a non-union contractor) This is physical work, every day. Be sure that's what you want.
