Western Star, LLC is looking for a Commercial Concrete Project Manager who knows concrete, understands the field, and can take a project from buyout to final pour and everything in between. We're looking for someone who can walk onto a jobsite, understand what's happening, work with the superintendent, review schedules and numbers, and know what needs to happen next. You'll coordinate with superintendents, foremen, general contractors, vendors, and leadership to keep projects staffed, organized, on schedule, and profitable. You understand that successful projects come down to planning, communication, accountability, and execution. You also know that in commercial concrete, details matter. We need someone who can anticipate problems, stay on top of the details, and keep the entire team moving in the same direction.
Responsibilities Include:
Take ownership of commercial concrete projects from preconstruction through completion. Review plans, specifications, contracts, schedules, and scopes to understand exactly what we're building and what it should cost. Manage project budgets, schedules, billing, change orders, RFIs, submittals, and closeout. Coordinate labor, materials, equipment, subcontractors, and production schedules. Work closely with superintendents and foremen to keep crews productive and projects moving. Build strong working relationships with general contractors, owners, vendors, and subcontractors. Stay ahead of problems instead of waiting for them to become emergencies. Identify scope gaps, schedule conflicts, constructability issues, and potential change orders. Track job costs and production to protect margins and keep projects profitable. Review quantities, material needs, labor requirements, and production rates. Attend project meetings and communicate clearly with both the field and the customer. Negotiate and document change orders. Keep project documentation organized and up to date. Help develop schedules and recovery plans when a project gets behind. Make decisions, solve problems, and take responsibility for the outcome.
Qualifications:
5+ years of commercial concrete experience, preferably with project management responsibility. A solid understanding of commercial concrete construction, including footings, foundations, slabs, walls, structural concrete, and site concrete. The ability to read and understand construction drawings and specifications. Experience working with general contractors and managing subcontractors. A strong understanding of schedules, budgets, labor costs, and production. The ability to spot problems before they hit the schedule or the bottom line. Strong communication skills and the confidence to have difficult conversations when necessary. Organization without needing to be reminded about every detail. The ability to juggle multiple projects without losing track of the important stuff. A valid driver's license and willingness to visit jobsites regularly.
