Overview Spartan Invest is a full-service turn-key real estate investment firm specializing in property acquisition, renovation and property management. We are seeking an experienced Construction Supervisor for the northern half of our Birmingham-based portfolio. We are looking for someone who is self-motivated and has a proven track record in both construction and project management with established vendor and sub-contractor relationships in the specified market. The Construction Supervisor reports to the Construction Manager and indirectly to the Director of Operations.

Primary Responsibilities Bidding and managing remodeling projects Planning and directing construction activities on renovation sites Coordinating sub-contractors, crews, and needed materials Effectively presenting information to associates, vendors and contractors to facilitate the renovation process Approving work output as well as any overage, delays or issues Maintaining a safe work site through good housekeeping regulations, ensuring safe work habits and compliance with OSHA and state level requirements and regulations Effectively supervising projects within assigned territory to ensure quality standards and deadlines are met Consistently sourcing and interviewing potential contractors for renovation jobs Verifying that all assigned checklists are completed and inspections are scheduled and passed Completing and providing necessary photos for post-inspection reports Verifying that items identified on home inspections and renovations are completed in accordance with established standards Ensuring that properties are released to property management in rent-ready condition Conducting business in a professional and ethical manner to serve customers and increase the goodwill and profitability of the company Role Requirements Minimum of 5 years in residential construction, remodeling, renovation or residential maintenance Minimum of 3 years as a Superintendent/Project Manager working with sub-contractors, electricians, plumbers, HVAC technicians and general handymen High school diploma or GED Experience with Microsoft Office (Excel, PowerPoint, Visio) and QuickBooks as well as comfortability with basic software, data entry and technology Experience with programs such as Salesforce, Builder Trend or Mineral Tree is a plus Established longevity in prior roles Good time management skills and ability to multi-task Total Compensation The compensation package for this role includes a base salary of $65,000 to $70,000 DOE as well as bonus capability up to 25% over base after 6 months in role (paid quarterly) and mileage reimbursement. We offer a comprehensive benefits package with immediate eligibility and a generous accrual of PTO and personal time. This position does not require overnight travel or travel outside the assigned territory as a regular occurrence. This role does require the individual to drive his/her own vehicle between jobsites, a company vehicle is not provided.
