Founded in 2010, EKIM Builders is a San Diego-based general contractor (Class B License #955653) and owner-builder specializing in multifamily and mixed-use development. We operate on a build-to-manage philosophy: we develop, build, and stay involved through long-term operations with our sister management company, MC Properties. We are passionate about building and providing housing in San Diego. Over the past two decades our principal has been investing in, developing, and operating apartments across San Diego. Since founding EKIM Builders in 2010 we have built or renovated more than 800 homes and rehabilitated over 1,500 apartment units, with hundreds of units delivered across five ground-up developments in the last five years. Our work is concentrated in the Linda Vista neighborhood and across San Diego, including the 150-unit NIXX Apartments and 90-unit CLEO, two podium projects currently under construction. As an owner/builder we hold and operate what we build, and we run the full project lifecycle in-house: acquisition and entitlements, design, construction, lease-up, and stabilized occupancy. We self-perform several trades, including demo, sitework, electrical, plumbing, and final improvements (asphalt, sidewalk, landscape, irrigation), and run a team of 95+ professionals across development, construction, and property management. About the Role We're looking for a superintendent who can lead field operations and support the office. You will run day-to-day field execution on ground-up multifamily projects from mobilization through turnover, manage both in-house trade crews and subcontractors, and own preconstruction and project controls work alongside the PM team. Because we hold and operate what we build, the quality you enforce in the field shows up again during warranty and operations. You are expected to walk the job, hold crews and subcontractors to the drawings, and catch problems before they get covered up. This position works alongside our superintendents and project managers. Responsibilities Field Lead daily field operations on multifamily construction projects from groundbreaking through turnover Coordinate in-house trade crews (demo, sitework, electrical, plumbing, final improvements) and outside subcontractors, vendors, and inspectors to maintain schedule and production goals Develop and maintain look-ahead schedules and trade sequencing across self-performed and subcontracted scopes Manage jobsite logistics: deliveries, site access, material staging, workforce coordination Develop and maintain a site logistics plan, coordinating deliveries and material orders for our in-house trades Ensure work complies with plans, specifications, building codes, and quality standards Maintain a safe jobsite and enforce OSHA and project safety requirements Conduct daily site meetings and crew/subcontractor coordination meetings Review drawings and flag constructability issues before they hit the schedule Track inspections, punch lists, and milestones to protect schedule commitments Maintain daily logs, field documentation, photos, and progress reports Lead closeout: final inspections, punch list completion, turnover, owner handoff Preconstruction & Office Create, update, and own the project schedule through the full lifecycle, Pre-Con through Certificate of Occupancy Review contracts and vet scopes of work for completeness and gaps before buyout Level bids and identify scope, qualification, and pricing discrepancies across subcontractor proposals Review and implement Value Engineering (VE) options Conduct plan review to catch conflicts, missing information, and constructability issues prior to construction Review and route submittals in Procore Mark up drawings and redlines in Bluebeam Support RFI tracking and help draft technical questions for the design team Partner with PMs on productivity tracking and budget impacts Requirements 7+ years construction experience, with 5+ years as a Superintendent running multifamily projects Strong experience leading ground-up multifamily construction required Experience managing self-performed trade crews alongside subcontractors a plus Experience with podium, wrap, mixed-use, wood-frame, or urban infill a plus Proven ability to run a project from mobilization through closeout Experience reviewing construction contracts, vetting scopes of work, and leveling bids Experience with Value Engineering review and plan review Ability to read and coordinate across architectural, structural, MEP, and civil sets and find the conflicts between them Proficient in Procore (submittals, RFIs, daily logs, drawings) Proficient in Bluebeam (markups, redlines, measurements) Computer savvy: Excel, MS Project or similar scheduling tool, email, cloud-based project tools Strong communication skills, able to work directly with crews, subs, consultants, and ownership Valid driver's license, reliable transportation between sites and office Preferred Experience delivering 50-300+ unit multifamily developments Owner-side or owner-builder experience Familiarity with City of San Diego DSD, SDG&E, and dry utility processes Bilingual (English/Spanish) OSHA 30 certification Degree in Construction Management, Engineering, or related field Schedule and Location This is a full-time, in-person position based on active jobsites across San Diego, with some time at our headquarters office at 2285 Ulric Street, Suite 507, San Diego, CA 92111. This role is not remote or hybrid. Physical Requirements The role requires being on an active construction site for the full shift, including climbing stairs, ladders, and scaffolding, working at heights, navigating uneven terrain and open framing, and working in outdoor conditions.
