Do you enjoy digging into estimates, drawings, specifications, building systems, and constructability —and figuring out how a project can be built well before construction begins? Are you genuinely interested in building science, sustainable construction, high-performance homes, and green building ? Do you enjoy working with architects, clients, subcontractors, and your team to understand design intent, develop scope and budgets, identify risks, and make good decisions early? And are you curious about how AI and technology can improve the way we work , particularly in estimating and preconstruction? If so, you may be a great fit for Skycastle. We are looking for an experienced Project Manager who enjoys both the technical and people sides of construction —someone who can move comfortably between an estimate, a set of drawings, a client conversation, a subcontractor question, a budget, and a jobsite.
ABOUT SKYCASTLE
Skycastle Construction is a Boulder-based general contractor specializing in high-quality custom homes , with a strong focus on sustainable, high-performance, and green building . Our projects begin long before construction starts. We work closely with architects, designers, and clients during design and preconstruction to understand what they are trying to accomplish, develop realistic budgets and scopes, evaluate materials and systems, identify risks, and determine how to build the project successfully. We care about understanding not only what we are building, but why —and how decisions affect cost, performance, sustainability, schedule, constructability, and the overall client experience.
THE ROLE
As a Project Manager, you will take ownership of projects from preconstruction through completion . You will keep projects aligned across scope, budget, schedule, quality, communication, and client expectations , while working closely with architects, designers, clients, subcontractors, vendors, Site Supervisors, Estimators, and the internal team. Preconstruction and estimating are an important part of this role. We are looking for a PM who is comfortable reviewing and developing estimates, understanding scopes and specifications, evaluating bids, identifying risks, and participating in the decisions that set a project up for successful construction. We are also looking for someone who is interested in implementing AI and emerging technology where it makes sense , particularly in estimating and preconstruction. You will help identify practical opportunities to improve estimating accuracy, efficiency, consistency, data organization, bid analysis, and other repetitive or time-intensive processes.
WHAT YOU'LL
DOPreconstruction & Estimating Participate in and lead preconstruction, estimating, budgeting, bidding, and value-engineering efforts . Prepare, review, and refine estimates, bids, budgets, allowances, and proposals. Review drawings, specifications, scopes, and project information to identify cost, schedule, design, and constructability risks. Work with architects, clients, subcontractors, vendors, and the Skycastle team to develop accurate project costs. Break projects and upgrades into clear bid options and identify opportunities for value engineering. Evaluate materials, assemblies, and building systems with consideration for cost, performance, sustainability, and constructability . Help identify and implement AI, automation, and technology improvements , particularly within estimating and preconstruction. Explore appropriate uses of AI for quantity takeoffs, scope organization, bid comparisons, pricing information, cost analysis, and other estimating workflows—while applying professional judgment to verify results. Maintain useful pricing, labor, subcontractor, and project information. Project Management Manage custom residential projects from preconstruction through completion . Develop and maintain project budgets, schedules, scopes, procurement plans, and milestones. Coordinate architects, designers, subcontractors, vendors, consultants, Site Supervisors, and internal team members. Work with architects and design teams to understand design intent and translate it into successful, constructable projects. Conduct regular jobsite visits and work closely with the Site Supervisor to maintain quality, schedule, organization, and communication. Lead project meetings and maintain clear, consistent communication with clients and the project team. Manage RFIs, submittals, change orders, selections, allowances, and other project documentation. Review subcontractor and vendor agreements, scopes, pricing, and commitments. Monitor project costs and schedule and communicate potential issues early. Coordinate procurement and material timing to keep projects moving. Identify problems, develop solutions, and bring the right people into the conversation when decisions are needed. Maintain organized project records and ensure information flows effectively between the office, jobsite, clients, architects, and trades. Building Science, Sustainability & Green Building We are particularly interested in someone who has a genuine interest in how buildings perform , not just how they look. You don't need to be a building scientist—but you should be curious about building science and interested in understanding why certain materials, assemblies, and systems perform better than others.
WHAT WE'RE LOOKING
FORRequired 5+ years of project management experience in construction. Experience with custom residential construction , including ground-up homes and/or major remodels. Strong understanding of construction estimating and preconstruction . Ability to read and understand drawings, specifications, scopes, contracts, and project documents. Strong organization, communication, coordination, and problem-solving skills. Ability to identify risks, anticipate problems, and develop practical solutions. Comfortable working with project management and estimating software such as Buildertrend, Bluebeam, Microsoft Office, and Excel . Understanding of building codes, construction practices, and Colorado standards. Ability to work independently while staying closely connected to the team. Particularly Valuable Experience with high-end custom homes . Experience with high-performance, sustainable, or green building . Knowledge or experience with building science . Experience with green-building programs or certifications. Strong interest in AI, automation, and improving construction processes , especially estimating and preconstruction. Bachelor's degree or equivalent experience.
COMPENSATION & BENEFITS
