Position Summary The Preconstruction Manager is responsible for overseeing and managing all aspects of the preconstruction phase of projects, including budgeting, estimating, bidding, schedule coordination, and coordination with design team and clients. This role ensures that projects are thoroughly planned and scoped before construction begins, setting the foundation for successful execution. Key Responsibilities Lead the preconstruction process from concept through construction start. Develop and manage relationships with owners, subcontractors and internal team members. Develop and manage projects from conceptual budgets to construction contracts. Collaborate with internal team, engineers, consultants, subcontractors and clients to define project scope and feasibility. Collaborate on design solutions and ideas. Conduct constructability reviews and identify potential risks or cost-saving opportunities. Prepare bid packages and manage subcontractor procurement and scope alignment. Manage subcontractor prequalification process. Facilitate internal and external meetings to ensure alignment across stakeholders. Provide leadership and mentorship to estimating and preconstruction staff. Support business development efforts by contributing to proposals and presentations. Identify and procure long lead items (if required) Qualifications Bachelor"s degree in Construction Management, Engineering, Architecture, or related field preferred but not required with equivalent construction experience. 4+ years of experience in estimating or preconstruction, or field operations, preferably in commercial construction. Strong understanding of construction means and methods, building systems, and market pricing. Understand building codes and city processes. Familiarity with various project types including commercial, healthcare, and education. Proficiency in estimating software"s (e.g., Timberline, Bluebeam, On-Screen Takeoff, CMiC). Excellent communication, negotiation, and organizational skills. Ability to manage multiple projects and deadlines simultaneously. Preferred Skills Experience with design-build delivery methods. Sustainable building practices. Strong analytical and problem-solving abilities.
