ASAP Coronado Condominium Association is seeking an experienced Construction Project Manager to oversee and coordinate our upcoming 50-Year Building Recertification and Capital Improvement Projects. We are looking for a highly organized, hands-on professional with demonstrated experience managing Florida condominium 40-year and/or 50-year recertification projects. Position Responsibilities The Project Manager will serve as the Association's primary on-site project-management representative and will coordinate with the Board of Directors, property management, engineers, architects, inspectors, contractors, subcontractors, vendors, and governmental agencies.
Responsibilities include:
Overseeing the 50-year recertification process from planning through completion. Coordinating engineers, architects, inspectors, contractors, and vendors.(LSS) Managing project schedules, deadlines, inspections, permits, and required documentation. Monitoring construction progress and contractor performance. Identifying construction deficiencies, delays, safety concerns, and potential problems. Reviewing contractor proposals, scopes of work, invoices, and change orders. Assisting with competitive bidding and contractor selection. Tracking project budgets and identifying potential cost overruns. Providing regular written updates to the Board of Directors. Maintaining organized project files, reports, photographs, schedules, permits, and inspection records. Communicating professionally with residents, management, contractors, and Association leadership. Ensuring projects remain organized, on schedule, and financially accountable. Required Qualifications Minimum 4 years of direct experience with Florida 20- thru 50-year condominium recertification projects. Strong construction project-management experience. Direct experience coordinating engineers, inspectors, contractors, and subcontractors. Knowledge of Florida construction requirements and condominium building projects. Excellent organizational and communication skills. Ability to work independently and manage multiple projects and deadlines. Strong understanding of construction budgets, proposals, invoices, and change orders. Professional references from previous condominium or comparable construction projects. Must be comfortable working in an active condominium community and maintaining a significant on-site presence. Florida 20-year/50-year recertification experience is strongly preferred and will be given priority. Schedule This is an on-site position requiring approximately: 8 hours per day Monday-Friday Two rotating Saturdays per month Start ASAP Compensation is competitive This position is being engaged as an independent contractor. Ideal Candidate The ideal candidate is someone who has already successfully managed a Florida condominium recertification project and understands the complexity of coordinating structural inspections, engineering requirements, contractors, permits, budgets, schedules, and Board expectations. We are looking for someone who is hands-on, accountable, organized, proactive, and experienced—not someone who simply coordinates from an office.
