In this role, you will oversee the primary functions of the business, including construction, project management, sales, acquisitions, and overall operations . You will be responsible for ensuring each department performs effectively, projects continue moving forward, financial targets are monitored, and communication remains strong across internal teams, contractors, vendors, lenders, and clients. This is a hands-on leadership role for someone who can manage multiple departments, solve problems quickly, build strong systems, and create accountability across a growing organization. The ideal candidate has experience in residential construction, real estate development, homebuilding, project management, or a similar operational environment. Duties & Responsibilities Lead and oversee the day-to-day operations of the modular home construction and development business. Manage and coordinate the construction, project management, sales, and acquisitions teams . Establish clear performance expectations, priorities, timelines, and accountability across departments. Oversee active construction and development projects from acquisition through completion. Coordinate with general contractors, subcontractors, modular home manufacturers, vendors, lenders, engineers, and other project partners. Monitor project schedules, budgets, construction milestones, permitting, inspections, and completion timelines. Oversee the acquisitions pipeline and ensure potential lots and development opportunities are properly evaluated and progressed. Monitor sales performance, lead pipelines, follow-up activity, conversion rates, and closings. Ensure smooth handoffs between acquisitions, sales, financing, project management, and construction. Review financial performance and project profitability while identifying opportunities to control costs and improve margins. Develop and implement operating procedures that improve efficiency, communication, and accountability. Identify operational bottlenecks and resolve issues before they negatively impact project timelines or customer experience. Build and maintain strong relationships with clients, contractors, suppliers, lenders, and other stakeholders. Assist with recruiting, onboarding, training, and developing team members as the company grows. Conduct regular team meetings, pipeline reviews, and project status meetings. Provide ownership with clear reporting regarding active projects, sales activity, acquisitions, construction progress, risks, and overall business performance. Ensure projects and operations comply with applicable safety, quality, and industry standards. Skills & Qualifications Proven management or operations leadership experience. Experience in residential construction, homebuilding, real estate development, modular construction, manufacturing, or a related field strongly preferred. Strong project management and organizational skills. Experience managing multiple departments, teams, or business functions. Strong understanding of budgets, project costs, profitability, and financial performance. Ability to review operational and financial data and make informed business decisions. Strong leadership and team development skills. Excellent communication and problem-solving abilities. Ability to manage contractors, vendors, suppliers, and external partners. Comfortable working with sales pipelines, CRM systems, and performance metrics. Ability to prioritize multiple projects and responsibilities simultaneously. Strong attention to deadlines, follow-up, and accountability. Experience with modular homes, land acquisition, residential development, lending, or construction management is a major plus.
Compensation Base Salary:
$65,000 per year - W-2
Performance Commission:
$1,000 per qualifying closed project Commission is paid in addition to base salary and is designed to reward the General Manager for helping successfully move projects through the sales and development pipeline. Additional earning potential is directly tied to the growth and performance of the Modular Lot Program. What Success Looks Like Success in this role means: Construction projects remain on schedule and issues are addressed quickly. Project managers maintain clear timelines and accountability. The sales team consistently follows up with opportunities and moves qualified clients toward closing. The acquisitions team maintains a strong pipeline of viable properties. Departments communicate effectively and handoffs occur smoothly. Contractors, vendors, lenders, and clients receive timely communication. Financial performance and project profitability remain visible and controlled. Ownership has a clear understanding of the status of every major project without needing to manage each department directly. We are looking for someone who takes ownership, enjoys building systems, understands how to lead people, and is comfortable managing a fast-moving residential development operation.
