Assistant Project Manager with 3 plus years of experience , works closely with Estimating, Accounting, and Project Management teams to provide project related support including all aspects of construction for both multi-family and commercial projects from project inception to completion.Responsibilities include:
- Read and understand technical details, drawings, specifications, schedules and construction documents.
- Identify and resolve elements of project design and construction plans that may give rise to disputes.
- Create, distribute and track RFI's, submittals, and change orders under the direction of Project Managers.
- Create and distribute purchase orders to subcontractors.
- Manage job related purchases for subcontractors, vendors and equipment for approval by Project Managers, ensuring fair treatment at all times.
- Assist Project Managers and Construction Supervisors with procuring and delivering jobsite materials.
- Assist Project Managers and Construction Supervisors with creating, maintaining, and updating project schedules and two-week lookaheads. Assist with project budget for all assigned projects.
- Manage permitting process from application to sign-offs. Including permits, affidavits, control documents, and signoffs, ensure records are in good order.
- Request, track, and manage Master Subcontract Agreements and Certificates of Insurance.
- Effectively and accurately communicate relevant project information to the client and project team in a respectful manner.
- Assist with maintaining client relationships and ensure clients' needs are met in a timely and cost-effective manner.
- Ensure required project close-out documentation is obtained, close-out books are completed and delivered to the client in a timely manner.
- Assist with jobsite supervision as required.
- Assist with other tasks or projects when requested.
Qualifications:
To qualify for the Assistant Property Manager position you must have strong commercial building knowledge and excellent verbal and management skills in order to assist and prepare cost estimates for bidding purposes.- 3 plus years' experience in commercial construction, including experience with a commercial general contractor
- Previous experience in an estimator or project management role with the ability to execute multiple projects simultaneously
- Excellent written and verbal communication skills, including ability to present complex information in a clear and concise manner
- Ability to organize necessary resources, including people, tools and time to meet tight deadlines and achieve desired results
- Consistent attention to details with the ability to identify discrepancies
- Proficient in Microsoft Office, Procore and strong computer skills with a variety of software Packages, Sage Intact experience is preferred
- OSHA 30 desired but not necessary at time of hire
- Driver's License, some travel may be required
