This is not a tenant-improvement or renovation-only Superintendent position. The ideal candidate has independently managed commercial construction projects from site mobilization through final completion and understands the sequencing and coordination required for foundations, structural steel, pre-engineered metal buildings, building envelope, MEP systems and interior trades . Experience with pre-engineered metal buildings (PEMB), structural steel or metal building construction is strongly preferred. The company completes commercial projects including warehouses, dealerships, office facilities, educational and recreational facilities, religious buildings and industrial projects throughout Maryland and the surrounding region. What You'll Be Responsible For Independently manage day-to-day field operations on ground-up commercial construction projects Take projects from mobilization and site work through punch list and final completion Develop and manage short-term schedules and construction sequencing Coordinate multiple subcontractors and trades to maintain project schedule Oversee foundations, structural steel, PEMB erection, building envelope, MEP and interior construction Coordinate material deliveries, equipment and subcontractor manpower Read and interpret architectural, structural and MEP drawings, specifications and shop drawings Identify constructability conflicts and schedule issues before they affect the project Work closely with Project Managers regarding schedules, subcontractors, change conditions and project priorities Conduct jobsite meetings and coordinate subcontractors Maintain quality-control standards throughout construction Enforce OSHA requirements and company safety procedures Coordinate municipal inspections and project closeout Maintain accurate daily reports and field documentation Communicate professionally with owners, architects, engineers, inspectors and subcontractors Make field decisions and solve construction problems without waiting for constant direction Required Experience Candidates should have: 5+ years of commercial construction field experience Previous experience working as a Commercial Construction Superintendent Demonstrated experience independently managing ground-up commercial construction projects Strong understanding of construction sequencing and subcontractor coordination Experience coordinating structural, concrete, building-envelope, MEP and interior trades Ability to read and interpret construction plans, specifications and shop drawings Strong understanding of commercial construction safety and OSHA requirements OSHA 30-Hour Certification Strong scheduling, planning and field problem-solving skills Experience managing subcontractor performance Strong communication and documentation skills Valid driver's license and ability to travel to project sites throughout the region Highly Preferred We are particularly interested in candidates with experience involving: Pre-engineered metal buildings Structural steel construction PEMB erection Ground-up warehouses, industrial buildings, dealerships or similar commercial facilities Design-build construction Procore, Microsoft Project or similar construction-management platforms A bachelor's degree in Construction Management, Engineering or a related field is helpful but not required for a Superintendent with strong field experience.
