A Construction Project Manager supervises construction projects from beginning to end, ensuring that projects are completed within time and budgetary constraints. Controls the time, cost and quality of construction projects, from residential, commercial and industrial buildings to roads, bridges and schools. Plans and coordinate all aspects of the construction process, including hiring contractors and working with engineers, architects and vendors.
Position Summary The Construction Superintendent is responsible for managing on-site operations for multiple residential and multifamily ground-up construction projects. This role ensures projects are executed safely, on schedule, and within budget, while maintaining the highest quality standards. The Superintendent supervises subcontractors, coordinates with internal teams and external partners, enforces safety protocols, and supports the Construction Manager and CEO in delivering a seamless, efficient construction process from groundbreaking through project closeout. Key Responsibilities Project Oversight & Coordination Supervise on-site construction activities across multiple projects to ensure adherence to schedule, quality, and budget. Coordinate subcontractors, vendors, and internal teams to maintain smooth project execution. Monitor progress daily and implement corrective actions to address delays or challenges. Assist the Construction Manager in portfolio-level project coordination and reporting. Scheduling & Resource Management Maintain detailed construction schedules for assigned projects, ensuring milestones are met. Allocate labor, materials, and equipment effectively to optimize productivity and minimize downtime. Coordinate deliveries and subcontractor schedules to prevent conflicts and delays. Quality Control & Safety Ensure construction work aligns with project plans, specifications, and building codes. Conduct regular inspections, punch lists, and quality audits to uphold company standards. Enforce safety procedures in accordance with OSHA regulations and company policies. Identify potential safety risks and implement mitigation strategies promptly. Communication & Reporting Serve as the on-site liaison for internal teams, subcontractors, architects, engineers, and inspectors. Provide daily and weekly project updates to the Construction Manager and CEO. Maintain comprehensive project documentation, including logs, reports, change orders, and as-built records. Project Closeout & Handoff Oversee final inspections, permit closeouts, and turnover of completed projects to property management teams. Ensure punch lists, warranty documentation, and as-built plans are accurate and complete. Support post-project evaluations to identify improvements for future projects.
Qualifications Required:
Proven experience as a Construction Superintendent or equivalent on multifamily or residential ground-up projects. Strong knowledge of construction methods, building codes, and industry standards. Ability to manage multiple projects simultaneously and solve on-site challenges effectively. Valid driver's license and insurable under company's commercial auto policy. Ability to pass a criminal background check.
Preferred:
Bachelor's degree in Construction Management, Civil Engineering, or related field. Experience with construction management software and scheduling tools. Knowledge of project budgeting, cost tracking, and procurement processes. Construction management certifications (CCM, PMP, OSHA, or LEED). Skills & Competencies Strong leadership and team management skills. Exceptional organizational, problem-solving, and communication abilities. Ability to read and interpret architectural, structural, and MEP drawings. Knowledge of construction safety practices and regulations. Ability to prioritize tasks, manage multiple deadlines, and delegate effectively. Physical & Travel Requirements Ability to navigate active construction sites, including walking, climbing, bending, and reaching. Ability to lift up to 50lbs. Frequent travel to project sites. Work Environment This position operates in a combination of office and active construction site settings, requiring flexibility to meet project schedules and deadlines.
Pay:
$65,000.00 - $85,000.00 per year
