Job Summary The Project Manager oversees assigned construction projects from pre-construction through project closeout, working closely with the Superintendent, subcontractors, vendors, design team, and ownership. This role requires an experienced Project Manager who brings strong project leadership as well as ideas and experience that strengthen how projects are planned and executed. The Project Manager is expected to lead by example, promote accountability across the project team, and contribute to improving project processes, workflows, communication, and documentation. Key Responsibilities 1. Own the Project Take ownership of each assigned project from start to finish. Know what is happening on the project and what needs to happen next. Solve problems quickly instead of simply reporting them. Set priorities and keep the project team moving in the same direction. Make decisions that protect the schedule, budget, quality, safety, and company. 2. Manage the Schedule Build and maintain a detailed construction schedule. Work with the Superintendent to keep the project on schedule. Plan ahead for labor, materials, equipment, inspections, and owner decisions. Identify possible delays early and take action to prevent them. Clearly communicate upcoming deadlines and project milestones. 3. Manage the Budget and Contracts Track the project budget, committed costs, actual costs, and projected final cost. Review project financials regularly and report any concerns. Manage subcontracts, purchase orders, pay applications, and change orders. Make sure changes are priced, approved, and documented before work begins. Understand how project decisions affect the budget and company profitability. 4. Manage Subcontractors and Vendors Clearly communicate the scope, schedule, and expectations for each trade. Confirm subcontractors, materials, and equipment are ready before work is scheduled. Coordinate deliveries, inspections, and work between trades. Hold subcontractors accountable for schedule, quality, safety, cleanliness, and commitments. Address performance problems quickly. 5. Promote Safety & Reduce Risk Work with the Superintendent to maintain a safe jobsite. Make sure subcontractors follow company safety rules and project requirements. Identify safety, schedule, budget, contract, and quality risks early. Take action to reduce risk and protect the company. 6. Maintain Quality Review plans, specifications, scopes, and shop drawings before work begins. Identify missing information, conflicts, or unclear details. Visit jobsites regularly to review progress and quality. Make sure work meets the plans, scopes, and company standards. Track quality issues and confirm they are corrected. Manage punch lists and complete all closeout items. 7. Keep Project Information Keep Procore and other project systems accurate and up to date. Manage RFIs, submittals, schedules, photos, meeting notes, and project files. Document important decisions, changes, problems, and follow-up items. Make sure the project team has the information needed to perform its work. A successful Project Manager plans ahead to prevent avoidable delays, keeps projects on schedule and within budget, and maintains accurate project records and financials.
