Residential Construction Project Manager/Superintendent - Custom Homes Residential and light commercial
Location:
Charlotte Metro, NC Company:
SRB Design-Build Corp. SRB Design-Build is an established custom home builder and remodeling contractor serving the Charlotte Metro and Upstate South Carolina markets. With multiple high-quality residential projects in our pipeline, we are seeking an experienced Residential Construction Project Manager who can take ownership of projects from preconstruction through completion. This is an opportunity for a motivated construction professional who enjoys working in a smaller, entrepreneurial company where you will have significant responsibility, autonomy, and an opportunity to grow with the business. What You'll Do Manage multiple custom residential construction projects from preconstruction through final completion and turnover. Develop, maintain and manage project schedules, including detailed two-week look-ahead schedules. Coordinate subcontractors, suppliers, inspections and project sequencing. Solicit and review subcontractor proposals, scopes and takeoffs and assist with estimating and subcontractor selection. Monitor project budgets, costs and profitability. Identify potential schedule, cost, and construction issues before they become problems and develop solutions. Review architectural, structural and civil drawings and coordinate discrepancies and field conditions. Maintain high standards for construction quality and implement project quality-control procedures and checklists. Conduct regular jobsite and subcontractor coordination meetings. Maintain project documentation, daily reports and progress records. Manage punch-list completion and project closeout. Maintain safe, organized jobsites and ensure compliance with company and applicable OSHA safety requirements. Communicate professionally and effectively with homeowners, subcontractors, vendors, consultants, and the SRB management team. Visit and manage multiple active jobsites throughout the Charlotte Metro area. What We're Looking For 4+ years of residential construction experience , preferably involving custom or higher-end homes. Demonstrated experience managing multiple construction projects simultaneously. Strong knowledge of residential construction methods, sequencing and subcontractor coordination. Ability to read and interpret architectural, structural and civil construction documents. Experience developing and maintaining construction schedules. Understanding of construction budgets, estimating, change management, and project profitability. Strong organizational, communication and problem-solving skills. Comfortable using computers, tablets, email and Microsoft Office. Ability to build strong relationships with subcontractors while holding teams accountable for schedule and quality. Self-motivated and capable of working independently in a fast-moving construction environment. Construction Management degree or related education is preferred but not required . Bilingual ability is a plus.
