As we grow our pipeline of custom and spec homes, we're looking for an experienced Project Manager to own execution in the field. About the Role You'll be the day-to-day owner of several high-end residential projects at once — additions, whole-home renovations, and custom new builds — from signed contract through final walkthrough. You'll manage schedule, budget, subcontractors, and client communication, and you'll be a key partner to our founder as we take on more work along the Shore. This role is a strong fit for someone who wants real ownership over their projects and a direct hand in shaping how a growing builder operates. What You'll Do Manage 2-3 concurrent high-end residential projects from pre-construction through closeout Build and maintain project schedules; coordinate subcontractors and trade partners to keep jobs on track Own job costing and budgets in JobTread — track committed costs and change orders, and flag overruns early Serve as the primary point of contact for clients, architects, and designers; lead regular site meetings and progress updates Coordinate permitting and inspections across Jersey Shore municipalities Manage procurement and material lead times; oversee quality control and jobsite safety Review and process change orders, draw requests, and subcontractor payment applications Walk job sites regularly to catch and resolve field issues before they affect schedule or budget Partner with the estimating team on scope development for new work and change orders Help mentor and coordinate junior team members (e.g., estimating assistant) as the company grows What We're Looking For 5+ years managing residential construction projects, ideally high-end custom or renovation work Proven track record managing budgets, schedules, and subcontractor relationships Working knowledge of NJ residential building codes and permitting; Monmouth County / Jersey Shore experience a strong plus Experience with construction management software (JobTread experience a strong plus) Excellent communicator, comfortable representing the company directly to discerning clients Financially fluent — able to read job cost reports and understand the margin impact of field decisions Valid driver's license and reliable transportation for travel between Shore-area job sites Bachelor's degree in construction management, engineering, or related field preferred; equivalent experience will be considered What We Offer $85,000-$95,000 base salary, based on experience, plus performance bonus potential Real autonomy running your own projects, working directly with the firm's founder The chance to help build the systems and processes of a growing, design-forward residential builder A steady pipeline of high-end custom and renovation work along the Jersey Shore Pay range is a good-faith estimate based on current New Jersey market data for residential construction project managers; final offer will reflect the candidate's experience.
