Job Description
Essential Builders, LLC is seeking an experienced, detail-oriented, and highly motivated Construction Site Superintendent to oversee our primary commercial construction projects, alongside select high-end residential projects. Project types include commercial, luxury residential renovations, pool and outdoor living environments, and site development subdivisions across Monmouth and Ocean Counties. As the Site Superintendent, you will have complete ownership of the job site, coordinating all daily field operations, managing trade partners, enforcing strict quality control, and ensuring projects are built on schedule, within scope, and to our unyielding standards of high-end craftsmanship. Key Responsibilities On-Site Field Supervision & Quality Control Provide full-time, hands-on on-site supervision and management of all construction activities from excavation through final punch list. Manage, schedule, and direct subcontractors, specialty trades, and internal labor crews, ensuring all work meets commercial contract specifications, architectural drawings, and company standards. Perform rigorous quality control inspections on all rough-in and finish trades, paying meticulous attention to commercial specifications, high-end finishes, custom millwork, and structural detailing. Maintain a clean, organized, safe, and secure job site at all times. Enforce company safety policies and OSHA standards. Scheduling & Project Execution Maintain and execute the day-to-day schedule, coordinating with the Project Manager to meet crucial milestones. Schedule and facilitate municipal inspections with township officials in Monmouth and Ocean Counties. Manage and log material deliveries, staging, and equipment on site, resolving logistical constraints to avoid any project downtime. Proactively resolve site-level conflicts, design discrepancies, and unexpected field conditions. Documentation & Technology Maintain clean and precise daily job logs, site photographs, and weekly progress reports using construction management software (e.g., Buildertrend or Procore). Provide clear, daily updates to the Project Manager regarding site progress, schedule adjustments, or subcontractor issues. Document any field changes or deviations from construction plans. Client & Professional Relations Interact professionally with clients, architects, and designers during site walkthroughs, demonstrating technical expertise and customer-service focus. Assist in conducting the final client walk-throughs and completing all pre-handover punch list items with perfection.
Qualifications & Skills Experience :
Minimum 5 years of experience as a lead Construction Site Superintendent or Foreman overseeing commercial projects ($2M+ budget) or high-end residential builds in New Jersey.
Technical Knowledge :
Exceptional understanding of commercial and residential building science, including steel frame, heavy timber, complex structural systems, high-end millwork, and
MEP/HVAC
systems.
Code Familiarity :
Strong knowledge of NJ UCC building codes, municipal permitting, and local inspection workflows in Monmouth County.
Blueprint Literacy :
Expert ability to read, interpret, and cross-reference architectural blueprints, structural engineering drawings, civil site plans, and interior design specifications.
Software Competency :
Proficient with construction management software (e.g., Buildertrend, Procore, or similar) and mobile tracking apps.
Leadership :
Outstanding leadership, communication, and negotiation skills with a demonstrated ability to hold trade partners accountable.
Requirements :
Valid Driver's License and reliable personal truck/transportation. OSHA 30-Hour certification is highly preferred.
